Job Description Summary
Avana Birch Pointe has an immediate opening for an experienced Maintenance Technician! Our team members are high performers that care about customer service and exceed expectations. The Maintenance Technician plays a critical role in our success.

Avana Birch Pointe offers residents wood‑burning fireplaces, vaulted ceilings, wood‑style flooring and upgraded appliances in studio, 1 and 2 bedroom homes. The community also features a resort‑style swimming pool and fitness center with yoga studio and on‑demand workout routines.

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
Essential Responsibilities include:

Complete assigned work orders generated from resident requests for service and preventive maintenance on the property, diagnosing problems and making repairs according to established policies, procedures, safety standards, and code requirements.

Complete the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing all maintenance tasks, and inspecting finished work.

Track and report inventory usage, return unused items, and notify the maintenance supervisor of re‑ordering needs.

Maintain accurate documentation for service requests so they can be appropriately tracked.

Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Support cost‑cutting and expense‑control programs by fixing parts when possible, avoiding waste, and using tools correctly.

Other Responsibilities:

Comply with Greystar’s safety and risk‑management policies, attend safety meetings, complete required training (OSHA and other laws), and report accidents promptly.

Inspect contractor or vendor work to verify that it meets quality standards, scope, and specifications.

Assist with routine and periodic property inspections to identify safety concerns and communicate them to management.

Work flexible hours, including evenings, weekends, and holidays as required.

Physical Demands

Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work in all weather conditions.

Lift or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Occasional travel to assist other properties, attend training, or business meetings.

Flexible schedule including call time.

Required Licenses or Certifications

EPA Type 1 and II or Universal refrigerant recycling certification (for Certified Service Technicians).

All certifications required by state or local jurisdiction.

Valid driver’s license for golf cart operation (if applicable).

Qualifications

Proficiency with hand and power tools, mechanical equipment, hand‑tools, power tools, and mechanical equipment.

Experience in painting, entry‑level carpentry, appliance repair, and basic plumbing.

Professional demeanor in appearance and conduct.

Excellent communication skills: read, write, and communicate effectively.

Proficient in MS Office Suite.

Compensation and Benefits
The hourly range for this position is $21.50–$24.00.

Additional Compensation:

Corporate positions: eligible for quarterly or annual bonus program based on individual and company performance.

On‑site positions: eligible for weekly, monthly, and/or quarterly bonus programs.
