Regional Operations Specialist Team Overview
Join the Regional Operations Specialist Team and share your expertise in property management across our portfolio. This permanent position will lead operational success at various KETTLER sites, providing corporate exposure while positively impacting onsite teams.
Position Overview
The Regional Operations Specialist – Community Manager, based in the DC metro area, leads operational success throughout KETTLER’s portfolio and requires local and multi‑state travel. Working under the Regional Operations Specialist – Area Manager, you will quickly adapt, assess needs, provide multi‑site leadership, demonstrate excellent customer service, and coordinate all aspects of apartment community operations.
Compensation: $80,000 - $90,000

Responsibilities
Serve as a brand champion and subject matter expert in the KETTLER platform.
Lead by example to maintain a positive climate and a high‑performing, engaged, customer‑focused team.
Deliver a positive customer experience, quality living environment, and the achievement of property goals.
Mentor team members throughout the portfolio.
Manage administration of property operations and leasing office.
Monitor financial operations and achievement of budgeted NOI.
Hire, supervise, coach, and develop all onsite team members, including the maintenance team.
Maintain company and brand standards throughout all aspects of the community.
Ensure rent is collected in a timely manner and follow appropriate procedures when residents are delinquent.
Contribute to achievement of team goals, leasing benchmarks, and resident retention.
Support outreach initiatives that effectively market and promote the community.
Understand the current sub‑market and mentor others to ensure their comprehension.
Utilize company guest suites/resources as available to minimize travel expenses.
Perform other duties as assigned.
Qualifications
4+ years of experience in the property management field.
2+ years of supervisory experience.
Tax Credit experience required.
Current, valid driver’s license and ability to travel daily to assigned properties, with flexibility to work weekends as needed.
Willingness to travel as needed across regions, including potential travel to Western zones and other out‑of‑area locations.
High School Diploma; Bachelor’s Degree preferred.
Computer proficiency and knowledge of Microsoft Office Suite.
Extensive knowledge of Property Management software programs—Yardi platform experience preferred.
Demonstrated leadership ability and proven success with the leasing process.
Ability to work on weekends.
Physical ability to walk apartments, communities, and grounds, including steps and climbing stairs.
Excellent verbal and written communication skills and ability to interact with residents and internal and external customers in a positive, professional manner.
Strong financial analysis, budgeting, and P&L management skills.
Working knowledge of applicable Landlord‑Tenant Laws, Fair Housing mandates and other legal issues affecting property management.
Experience with apartment and common area renovations.
