Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Completes assigned work orders from resident requests and preventative maintenance, diagnosing and repairing as per policies, procedures, safety standards, and code requirements.
Completes make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
Follows procedures for obtaining materials, supplies, equipment, tools, and other items—tracks inventory, returns unused items, and notifies supervisor of re‑ordering needs.
Completes documentation and paperwork accurately and in a timely manner for service request tracking.
Assists in maintaining grounds, common areas, and amenities—trims trash, pressure washes breezeways and pools, general cleaning, and painting curbs and signage.
Supports cost‑cutting and expense control by fixing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
Other Responsibilities
Complies with safety and risk‑management policies—including attending routine safety meetings, completing required OSHA and related safety training, and reporting accidents promptly.
Periodically inspects work performed by contractors and vendors to verify material and service quality, scope, and specifications.
Service Technician Responsibilities
Assists in conducting routine and periodic inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate physical needs to management.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.
Travel may be required for other properties, training, or meetings.
Work flexible schedule, including on‑call during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA Type 1 and II or Universal refrigerant recycling certification (for Certified Service Technicians).
All state and local jurisdiction certifications required.
Valid driver’s license to operate a golf cart, if applicable.
Compensation
The hourly rate for this position is $23.00–$26.00.
Additional Compensation
Corporate positions: eligible for a quarterly or annual bonus based on individual and company performance.
Onsite property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
