Responsibilities

Work as project lead – client’s main point of contact for projects.

Serve as subcontractor point of contact – manage contracts, schedules, extra work, RFIs, and pricing.

Review roles of assistants and establish schedules.

Fill out pre‑construction planning sheet and review the project with accounting per the manual.

Lead efforts for obtaining additional pricing as needed.

Review blueprint necessity for sites.

Lead subcontract buy‑out – schedule meetings on site for scope reviews, interviews, and initial contract negotiations.

Prepare contract scopes for subcontractors and enter contract information into Timberline for accounting.

Ensure the contact list for the project reaches the superintendent.

Initiate kickoff meetings with subcontractors and owners.

Review 2‑week look‑ahead sheets for distribution to the superintendent and adjust schedules as necessary.

Distribute updated schedules to subcontractors and oversee material procurement and purchasing.

Act as the initial point of contact for the subcontractor project manager.

Prepare and submit formal RFIs.

Ensure daily reports are stored in the Dropbox folder.

Fill out subcontractor evaluations and prepare invoices for transfer to accounting.

Prepare RCO/change order details and follow through on payment dates with invoices.

Maintain an issue action‑result log and lead job progress meetings as necessary.

Present the project manual to the client at completion, conduct final walkthrough/punch‑list walkthrough, and ensure punch‑list items are completed by subcontractors.

Present client with warranty information and the close‑out package, and perform any other tasks as assigned.

Qualifications

Bachelor’s degree in civil engineering, architecture, construction management, or equivalent experience.

Experience with commercial project estimating for restaurants, schools, car dealerships, office spaces, ground‑up buildings, retail spaces, and multi‑unit housing.

Results‑driven mindset with strong problem‑solving, cost analysis, math, communication, and time‑management skills.

Computer skills – proficient in MS Office; Timberline and estimating software experience preferred.

Must be able to pass a 7‑year background check; pre‑employment drug testing will be conducted.
