Position Overview
Elevator service company serving the Washington, DC metropolitan area is seeking to fill a full‑time position for Elevator Construction Operations Manager.

Job Responsibilities

Manage the interface with all key stakeholders during the project. Plan, direct and coordinate activities of projects to ensure that project objectives are accomplished within the agreed schedule and budget. Review project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.

Establish work plan and staffing for each phase of project. Develop the project plans and product specifications within the framework of the company development process. Confer with project team to outline work plan and to assign duties, responsibilities, and scope of authority within the context of the company development process. Direct and coordinate activities of project team to ensure project progresses on schedule and within budget.

Site surveying and estimating, project bidding.

Labor and material cost management.

Customer satisfaction.

Quality assurance and the customer, safety, technical support, and expenditure of labor, materials and other assets.

Supervise modernization field employees by providing direction and training, and communicating company policies, procedures and objectives. Includes hiring, and supervising performance management and progressive discipline.

Direct and supervise workers concerned with all modernization. Assure crews are on the job and productive.

Administer company safety program. Perform safety audits as required and when necessary, stressing the importance of safety to all employees.

Plan, direct and prioritize elevator modernization projects and manpower needs.

Use accounting reports and programs to review job status to identify risk and opportunity.

Manage jobsites from survey through the completion of the modernization process, documenting and advising on modernization project progress for work not included. Include troubleshooting problems with mechanics, performing quality audits and meeting with customers to review progress.

Manage subcontractor schedule and performance on turn‑key projects.

Develop and maintain strong working relationships with owners, elevator consultants and architects.

Identify, review and sign off on change orders, purchase orders, elevator turnover authorizations, accounts receivable, write‑offs, credits and other necessary approvals.

Maintain up‑to‑date knowledge of all federal, state and local elevator industry code requirements.

Mediates and resolves complaints and problems of external and internal customers. Include meeting with local business agents to resolve issues involving union employees.

Determine what materials need to be ordered for job completion, and coordinate and arrange for sub‑contracting portions of job.

Make weekly crew visits and day one visits to manage safety, site activities and progress of employees and customers; documenting findings.

Perform other duties as may be assigned.

Qualifications

Experience leading field associates and/or supervisors in performing elevator maintenance and repair functions.

Very strong knowledge of elevators, elevator service contracting, and elevator service estimating.

Very comfortable in a technical environment utilizing Microsoft based computer software – Word, Excel, PowerPoint and Outlook.

Proven success in leading others.

Self‑motivated individuals who have the ability to manage many simultaneous projects and responsibilities.

Excellent communication skills and ability to work in a highly team‑orientated and dynamic environment.

Ability to write reports, contract proposals and business correspondence.

Ability to effectively present information and respond to questions from management and customers.

Ability to define problems, collect data, establish facts and draw valid conclusions.

Requirements

6+ years elevator experience.

Elevator modernization knowledge and experience.

Project management skills and strong organizational skills.

Understanding of market requirements in elevator service business.

Strong written and verbal communication skills.

Interpersonal skills.

Planning and analytical skills and financial ability.

Ability to work on projects in a cross‑functional manner.

Education

High School Diploma with 6+ years field supervision experience.

BA/BS degree with 4+ years field supervision experience.
