
Tenant Fit Out Project Manager - Data Centers

Overview
Colliers Project Leaders is currently looking for a Tenant Fit‑Out Project Manager to join our Owner's Rep team in Port Washington, WI; San Antonio, TX; Abilene, TX; and Reno, NV.
The Tenant Fit‑Out Project Manager is responsible for overseeing the planning, coordination, and execution of tenant‑specific buildouts within active data center environments. This role manages scope, schedule, and coordination with end users, contractors, and internal teams to ensure fit‑out work aligns with data hall standards, operational requirements, and safety protocols. The Project Manager serves as the primary point of contact for tenant delivery, ensuring projects are completed efficiently, safely, and with minimal impact to ongoing data center operations.
Responsibilities
Design coordination Process
Reviews of the documents and specs provided by the customer.
Customer RFIs (Request for Information) review.
Spec issuance and design compliance for the following scopes: Architectural Design, Electrical Design, Mechanical Design, Low Voltage Infrastructure Design, Security Infrastructure Design.
Schedule Management
Develop project milestone schedule.
Review baseline schedule with contractors and issue final version.
Deliver from GC a detailed logic‑linked schedule that includes a WBS breakdown for Preconstruction, Design, Permitting, Submittals, Procurement and subsections of activities for each WBS.
Provide weekly report summarizing schedule updates.
Management and Coordination
Manage and ensure proper coordination between selected contractors through design.
Coordinate selected contractor through design—including Overhead Structural Supports, Basket Tray, Fiber Duct, Racks layout, Electrical distribution infrastructure, Mechanical plumbing infrastructure.
Manage Overhead Design Coordination For: Overhead structural supports, Basket Tray, Fiber Duct, Hot Aisle Containment, Electrical Busway, Piping.
Submittal management: issuance and approval processes on Procore; review specifications/extract pre‑planned submittals on Procore; submittals shall not exclusively imply the following items.
Cabinet coordination with LV Contractor: Basket Tray, Fiber Duct, Mechanical Drawings, Electrical Drawings, Hot Aisle Containment Contractor RFI Management.
RFI Management: process contractor RFIs and provide responses; document control with contractor on design change RFIs; establish and oversee RFIs on Procore; weekly Submittals/RFI review meetings.
Ensure coordination for procurement of Owner Furnished Contractor Installed equipment: Cabinets/MOR’s, Fiber Duct, Fiber and Copper Cabling, Prefab steel HACs.
Meeting Management: Weekly OAC Meeting, Contractor Design Coordination Meetings, Submittal Review Meetings.
Security Access request management; ensure health and safety processes throughout the projects; ensure weekly 3‑week lookahead issuance; proceed on bi‑weekly visits and ensure safety observation reports issuance on Procore.
Qualifications
Bachelor’s Degree in Architecture, Construction Management, Engineering or related field.
5+ years project management experience.
3+ years data center construction experience.
General Contracting, Construction Management, or Architecture Experience preferred.
Extensive familiarity and working knowledge of construction scheduling, project budgeting and cost controls.
Working technical knowledge of MEP systems and how data centers operate.
Ability to read, write and understand English for purposes of comprehending written job‑related communications and verbal instructions and interactions.
