Job Description Summary
Manages the day‑to‑day operations of an assigned property, guiding the team, resources, and activities to meet budgeted financial and operational goals while ensuring compliance with company policies and all applicable housing laws.

Job Responsibilities

Provide input into the development of the property budget by analyzing financial statements and evaluating marketing data.

Meet targeted revenues by setting rent rates, collecting rents and fees, managing bank deposits, and preparing monthly financial status reports.

Approve vendor, contractor, and service provider invoices by reconciling work performed, verifying certificates of insurance, coding charges, and communicating with stakeholders.

Control expenditures, staying within approved budget limits and managing petty‑cash balances.

Oversee lease enforcement, including approving applications, handling renewals, conducting inspections, and enforcing notices, evictions, and late‑fee collection as allowed.

Analyze market and economic trends to develop short‑ and long‑term leasing strategies that achieve occupancy and revenue targets.

Promote resident satisfaction by responding to complaints and ensuring maintenance teams resolve service requests promptly.

Conduct regular property inspections and take actions to maintain safety, cleanliness, and overall appearance of the property.

Supervise property staff: interview, hire, orient, train, and manage performance in accordance with company policies.

Assist in client/owner relations by meeting owners, conducting tours, and providing performance updates and responding to owner requests.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and move in confined areas for extended periods.

Work indoors and outdoors under all weather conditions, including rain, snow, heat, hail, wind, and sleet.

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Travel occasionally to assist other properties or attend training, meetings, or other required events.

Work a flexible schedule, including call time during evenings, weekends, and holidays.

Compensation
The salary range for this position is $90,000 – $100,000.

Additional Compensation

Corporate Positions: Eligible for a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
