Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Completes assigned work orders from resident requests and preventive maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.

Completes the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.

Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory used, returning unused items, and notifying the supervisor about reorder needs.

Documents and completes paperwork accurately and on time so that service requests are appropriately tracked.

Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Supports cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste with materials and supplies, and using tools and equipment correctly.

Other Responsibilities

Complies with safety and risk‑management policies by attending property safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.

Inspects work performed by contractors and vendors to verify that work, materials, and services meet quality standards, scope, and specifications.

Physical Demands

Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Capability to work inside and outside in all weather conditions.

Capability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties, attend training, or business meetings.

Flexible schedule, including evening, weekend, and holiday calls.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).

All certifications required by State and Local jurisdictions (applies to all Service Technicians).

Valid driver’s license to operate a golf cart on property, when applicable.

Additional Compensation

Contractual positions: base salary and eligibility for quarterly or annual bonus based on individual and company performance.

On‑site property positions: base salary and eligibility for weekly, monthly, and/or quarterly bonus programs.
