Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. This role includes managing personnel, leasing, maintenance, financial, administrative and risk management functions, ensuring compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management – Regular onsite attendance; hire, train, coach and develop on‑site staff; maintain staff compliance with company policies; schedule assignments; address performance issues.

Financial Management – Achieve highest possible net operating income through effective cost control and revenue/lease improvement; develop yearly operating budgets and forecasts; monitor rent collections, vendor invoices and financial reporting.

Strategic Leasing Management – Develop yearly marketing plans; utilize marketing strategies and systems; ensure effective leasing techniques; handle resident complaints; implement resident retention programs.

Administrative & Maintenance Management – Accurate reporting; lead emergency response team; maintain property appearance; manage property resources and equipment; supervise maintenance, construction, and rehabilitation activities.

Additional responsibilities – Provide excellent customer service, manage service request turnaround, conduct property inspections, and support all operational functions.

Education & Experience

High School Diploma or equivalent (Bachelor’s degree preferred or four years’ experience in the housing industry; or 1–2 years related experience).

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Basic computer skills and ability to use on‑site software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Ability to communicate with others, perform repetitive hand and wrist motions, and assess work accuracy.

Frequent standing or sitting for prolonged periods, moving between work sites.

Occasional ladder, stair, scaffold, railing or step stool use; lift up to 25 lbs.; work in various environmental conditions.

Available for overtime, weekends, night hours and emergency on‑call duties.

License / Equipment

Reliable transportation required for emergency on‑call responsibilities.

Salary Range : $68,000 per year to $72,000 per year
