
Pre-Construction Manager (Data Centers)

The Pre‑Construction Manager plays a critical role in supporting data center development by leading pre‑construction activities from site evaluation through design and procurement. This role serves as a key link between real estate, design, procurement, and construction teams, ensuring projects are constructible, cost‑effective, and ready for execution. An ideal candidate will have experience in mission‑critical facilities and a strong understanding of construction planning, cost modeling, and cross‑functional coordination.
Responsibilities
Lead pre‑construction planning from site selection through design development, providing guidance on cost, schedule, and constructability.
Act as a liaison between real estate, design engineering, procurement, and construction teams to ensure alignment across all phases.
Conduct constructability reviews across civil, structural, electrical, and mechanical systems, identifying risks and optimization opportunities.
Perform site evaluations including power availability, utilities access, civil requirements, and build phasing considerations.
Assess site‑specific risks related to cost, schedule, permitting, and infrastructure integration.
Develop construction scopes of work and support RFP processes for general contractors and vendors.
Manage bid reviews, schedule development, and cost analysis to support contractor selection and project planning.
Support negotiation and coordination with landlords, developers, contractors, and cross‑functional stakeholders.
Develop and validate project budgets and cost estimates across multiple phases of development.
Support value engineering efforts and ensure alignment with market conditions and project objectives.
Coordinate due diligence activities including geotechnical, environmental, utility, and permitting assessments.
Ensure all pre‑construction deliverables are complete and aligned prior to handoff to construction teams.
Prepare and deliver comprehensive handoff packages including budgets, schedules, contracts, and design documentation.
Maintain strong communication across stakeholders, providing updates, insights, and risk mitigation strategies throughout the project lifecycle.
Qualifications
Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience).
5+ years of experience in construction management, with experience in pre‑construction or design phases and on large‑scale capital projects or mission‑critical facilities (e.g., data centers, industrial, infrastructure).
Strong understanding of MEP systems, utilities, and construction processes.
Experience developing project budgets, schedules, and scopes of work.
Ability to review construction drawings and provide constructability feedback.
Strong analytical and problem‑solving skills with attention to detail.
Excellent communication and stakeholder management skills.
Ability to manage multiple projects in a fast‑paced environment.
Proficiency in project management and cost estimation tools (e.g., Excel, MS Project, Primavera P6).
Willingness to travel as required.
Preferred Qualifications
Direct experience with data center or mission‑critical construction projects.
Experience with high‑density infrastructure, power distribution, or cooling systems.
Knowledge of construction delivery methods and contract structures.
Professional certifications (e.g., PMP, CCM, PE).
