Maintenance Technician

Job Overview
The Maintenance Technician (Janitor) reports directly to the Chief Engineer (Head Janitor). While specific responsibilities will vary based on location, the technician will be responsible for general cleaning, removal of refuse, sweeping, dusting of common areas and minor maintenance tasks.

Primary Responsibilities

Complete assigned work orders.

Clean building floors by sweeping, mopping, scrubbing, or vacuuming (including party rooms, swimming pools, locker rooms, laundry rooms, etc.).

Vacuum carpet, spot clean, shampoo and extract on an assigned basis.

Clean and dust furniture, blinds and other surfaces, monitor and maintain interior plants.

Service, clean, disinfect restroom and restock soap and paper dispensers.

Putting all ashes and other refuse into the receptacles provided by the premises for waste removal.

Respond, correct, or report safety hazards, or issues while monitoring and cleaning common areas inside and outside the building to prevent accidents. Report all accidents to Manager per state and Federal guidelines.

Maintain awareness of safety programs, requirements, and be diligent in preventing.

Replace lightbulbs inside and outside the property as needed.

Follow procedures for the use of chemical cleaners and power equipment, in order to prevent damage to floors and fixtures.

Monitor building security and safety by performing such tasks as locking doors after operating hours.

Notify managers concerning the need for major repairs or additions to building operating systems.

Set up, and arrange furniture and equipment to prepare facilities for events.

Record supply inventory as directed and inform management when cleaning supplies are low.

Waste removal and proper disposal of waste and recycling materials. Keep trash rooms clean and maintained.

Assist in keeping grounds neat and free of trash.

Notify the manager of supplies and equipment needed for cleaning and maintenance duties.

Participate in shoveling and removal of snow, ensuring areas are salted and clear during winter season.

Tenant Relations

Provides timely, attentive, upbeat service to residents, and ensures their needs are met or explained in a manner that reflects positively on the company or business.

Reacts quickly to emergency issues from tenants as guided by Chief Engineer.

Other Duties

Ensure compliance with Peak Properties company policy, as well as federal and local regulations.

Attend Peak meetings and/or connect with other Peak employees to share best practices.

Abides by the Federal Occupational Safety and Health Act, or any Federal, State or Local rules or regulations. Uses safety equipment in accordance with the provisions of the Personal Protective Equipment Standard.

Maintains yearly certifications outlined by fair housing, preventing harassment courses per Federal, State, or Local laws.

Assist in moving abandoned furniture and other appliances to dumpster when necessary.

Additional duties as assigned by Management.

Qualifications

1-2 years’ experience in janitorial duties.

High school diploma or GED.

Certifications/licenses as may be required by local or state jurisdictions.

Competence with and/or desire to learn and use systems/tools (Yardi, Outlook).

Must be detail-oriented and a motivated self-starter.

Must have the ability to work independently.

Communicate effectively, orally and written.

Working knowledge of computers and automated systems.

Must be reliable and responsible and maintain good attendance.

Must have ability to work in a team environment.

Availability and Work Hours

40-hour work week and the ability to work a flexible schedule for evening, weekend, and holiday coverage.

Occasional overtime as needed.

Physical Requirements

Required to lift, carry, walk, sit, push, pull, climb ladders, bend, twist and climb stairs.

Ability to be on your feet for the majority of the shift, repetitive and repeated hand and arm motions and the ability to lift and/or carry up to 51 pounds a must.

Must possess the ability to see and hear at normal levels.

Must be able to abide by OSHA safety guidelines or any Federal, State or Local rules or regulations.

For personal protective equipment when completing work assignments.

Schedule
Tuesdays through Saturdays, 9am - 5pm.
