Job Description
About the Role
As a Community Maintenance Technician at Z Modular, supporting the FLATZ 432 community in Midland, TX, you play a key role in maintaining the functionality, safety, and overall appearance of a multifamily apartment community.

This position supports day‑to‑day maintenance operations by completing service requests, performing preventive maintenance, and ensuring all building systems operate efficiently. This role is ideal for individuals who enjoy hands‑on work, value safety and quality, and take pride in providing excellent service to residents and team members.

What You’ll Do

Assist with completing make‑ready units in accordance with Z Modular standards

Troubleshoot and repair HVAC systems, appliances, plumbing, and electrical systems

Perform minor carpentry, drywall repairs, and painting

Respond promptly to resident service and maintenance requests

Re‑key locks and cut keys as needed

Conduct routine inspections and preventive maintenance of property equipment and vacant units

Maintain pool areas, including chemical balance and safety compliance

Identify and address safety hazards throughout the property

Maintain cleanliness of common areas, sidewalks, and amenities

Remove trash and debris and power wash surfaces as needed

Support landscaping upkeep by raking rocks and removing weeds

Monitor inventory of tools, supplies, and materials

Maintain accurate documentation of service requests, maintenance activities, and material usage

Participate in the on‑call maintenance rotation and respond to emergency requests as required

Provide professional and courteous service to residents and team members

Collaborate with property management to support resident satisfaction and operational efficiency

Who You Are

2–5 years of general maintenance experience preferred

High school diploma or equivalent preferred

Vocational training or certifications in HVAC, plumbing, or electrical preferred

EPA Type II or Universal HVAC certification preferred or obtained within 90 days

Certified Pool Operator (CPO) certification preferred or obtained within 90 days

OSHA safety training preferred

General knowledge of plumbing, electrical, carpentry, HVAC, pool maintenance, and appliance repair

Understanding of building systems and maintenance best practices

Strong problem‑solving and troubleshooting skills

Ability to work independently with minimal supervision

Proficiency with basic computer and mobile applications used for work order tracking

Strong organizational and documentation skills

Ability to use hand and power tools safely and effectively

Service‑oriented mindset with strong communication and customer service skills

Ability to work collaboratively in a team environment

Authorization to work in the United States

Physical Requirements

Ability to perform essential job functions, including maintenance tasks, inspections, and general property upkeep

Regular movement throughout the property, including stairs, ladders, and confined spaces, in both indoor and outdoor environments and varying weather conditions

Frequent physical activity such as standing, walking, bending, kneeling, crouching, reaching, and repetitive tasks

Ability to operate hand tools, power tools, and maintenance or cleaning equipment

Ability to lift, carry, push, or pull materials and equipment (up to 50 pounds)

Visual ability to assess equipment, units, and property conditions and identify maintenance or safety issues

Ability to hear and respond to equipment sounds and team communication
