Job Description

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities

Completes assigned work orders generated from resident requests for service and preventative maintenance by diagnosing defects and repairs in accordance with established policies, procedures, safety standards, and code requirements.
Completes the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by conducting pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing all maintenance tasks, and inspecting finished work.
Follows procedures to access and obtain materials from the maintenance department by tracking inventory, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
Completes documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately tracked.
Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and practicing correct tool use.
Other Responsibilities

Complies with safety and risk‑management policies by attending routine meetings, completing required OSHA and safety training, and reporting incidents promptly and accurately.
May inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
Service Technician

Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
Physical Demands

Can stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Can work inside and outside in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Can push, pull, lift, carry weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
Can travel, if required, to assist other properties, attend training, or attend business meetings.
Can work a flexible schedule, including on‑call during evenings, weekends, and holidays.
Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (for certified service technicians).
All state and local jurisdiction certifications required (for all service technicians).
Valid driver’s license to operate a golf cart on property if applicable.
Hourly range: $19.00 – $21.00
Additional Compensation

Corporate positions may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
On‑site property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
