
Full Time Maintenance Work/Grounds Equipment Maintenance

Overview
This position performs a wide range of facilities services tasks including preventative maintenance and repair of gasoline/small engines, non-technical plumbing, electrical, heating, ventilating, and/or air conditioning facilities and equipment, at a level not requiring formal licensure. May be required to perform tasks of other unlicensed trades, such as a light equipment operator, carpenter, painter, and/or locksmith and grounds-keeping.
Job Duties

Perform a wide range of non-technical maintenance
Maintaining grounds and operating mowers
Diagnose, repair, and maintain gasoline/small engines (mowers, decks, brooms, snow plow/blades, chain saws, trimmers, edgerâs)
Preventative maintenance, perform routine servicing (lubrication, oil changes, spark plugs, filter replacements)
Replace worn parts, reassemble components, and adjust systems to specifications.
Keep detailed records of maintenance, repairs, and parts used.
Ability to do tasks as assigned in an efficient and timely manner with little supervision.
May preform general maintenance tasks.
Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices
Monitors and performs non-technical standard repairs to building electrical facilities and systems, such as bulbs, fixtures, switches, photo cells, and outlets; assists licensed electricians as appropriate
Monitors and performs non-technical maintenance of plumbing systems, to include standard repair of leaking fixtures, cleaning obstructed waste lines, and/or performing non-technical modifications to plumbing and water supply systems; assists licensed plumbers, as appropriate
Performs carpentry maintenance tasks including routine sheetrock/drywall installation and/or repair, window replacement, cabinet and countertop replacement, painting and texturing, and door and hardware installation, paints interior and exterior finishes, as appropriate
Performs snow removal, as needed
Other duties as assigned
Qualifications
High school diploma or GED
Ability to understand and follow specific instructions and procedures
Ability to present information both verbally and in writing in a professional manner and good record keeping skills
Understand written instructions and complete appropriate documentation as needed
Knowledge of small engine mechanics, fuel systems, and electrical systems.
Strong diagnostic and problem-solving skills.
Ability to use hand and power tools applicable to trade
Ability to read, understand, follow, and enforce safety procedures, including Lockout/Tag out
Wear/use PPE at all times when needed
Skill in the use of computers, preferably in a PC, Windows-based operating environment
Work in a cooperative manner with management, co-workers, internal/external customers and vendors
Ability to pass a background check, have a valid U.S Driverâs License and a good driving record
Ability to pass a drug screen & pre-employment physical if applicable
Training Requirements

Normal Office to Heavy work (lift 30-50 lbs.)

The employee frequently is required to stand for extended periods of time and use hands to operate computer keyboard, telephone and basic office equipment

Ability to drive company owned or personal vehicle and operate lifts and machinery.
Must be able to move objects, and use abdominal and lower back muscles to provide support over time without fatigue
Constant movement and use of limbs; this position requires good manual dexterity, coordination and stamina
Work involves exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises and working in confined spaces
Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
Work is frequently done in outdoor weather conditions, rain, snow, sun, wind and other forms of weather
