Schedule
This position operates on a four‑10 or five‑8 hour schedule, working 40 hours a week. Schedule is flexible and open to discussion.

Compensation
Hiring Range: $26.40–$29 USD Hourly. Compensation will be determined based on education, experience and skills.

Essential Duties

Respond to complaints of alleged zoning violations. Conduct site inspections and issue violation notices when appropriate.

Work closely with County Attorney’s Office to prosecute zoning violation cases. Collect evidence and maintain case files for county and district court. Make court appearances as case manager or expert witness.

Coordinate with the County Attorney’s Office to prosecute zoning violations. Collect evidence, maintain files and present testimony in county and/or district court.

Provide technical planning and zoning assistance to county residents, businesses and county departments. Receive and respond to inquiries.

Confer with various parties in public and private meetings on land use and zoning matters pertaining to development proposals or other land planning or zoning. Coordinate and conduct public meetings pertaining to zoning violations or issues. Negotiate and mediate between differing objectives and opinions of affected parties.

Research and interpret zoning regulations, official development plans and other documents. Educate and counsel citizens regarding their intent, relevance and application.

Use computerized data entry equipment and various word processing, spreadsheet and/or file‑maintenance programs to enter, store and/or retrieve information. Develop files and maintain databases of demographic information.

Respond to citizen inquiries. Attend homeowners association and other public meetings to enhance awareness and provide education.

Determine whether an issue of concern is a zoning violation or a covenant‑related issue.

Other duties and responsibilities as assigned.

Minimum Qualifications

One year related work experience.

High School Diploma or GED (equivalent combination of education and experience is acceptable).

Preferred Knowledge, Skills and Abilities

Strong understanding of zoning codes, land use policies, and development regulations.

Ability to investigate complaints, conduct site inspections, and determine regulatory compliance.

Experience collecting evidence, maintaining case files, and supporting legal proceedings related to code enforcement.

Ability to prepare staff reports and present recommendations to boards, commissions, or public meetings.

Skill in negotiating and mediating disputes between property owners, residents, and other stakeholders.

Ability to review development plans, technical documents, and site plans for compliance with regulations.

Experience working with attorneys, planners, and other government departments to resolve regulatory issues.

Ability to clearly explain zoning regulations and planning policies to residents, businesses, and stakeholders.

Skill in researching, interpreting, and applying zoning codes, official development plans, and county resolutions.

Experience using databases, spreadsheets, and document‑management systems to maintain records and case files.

Strong customer service skills with varying levels of stakeholders.

Strong written and oral communication.

Ability to manage conflict and prioritize time management well.

Additional Job Information

A valid Colorado driver’s license is required for positions that drive on County Business in either a county or personal vehicle within 30 days of hire or beginning to serve as an intern or volunteer.
