Top Requirements
High school diploma and a valid EPA Universal Refrigeration License or state‑approved HVAC license
Prior HVAC experience working on industrial/commercial HVAC systems, including maintenance of ACUs, AHUs, heat pumps, VAVs, DDCs, and ventilation systems
Knowledge of chillers and chilled water systems is a plus
Experience with CMMS tools such as Corrigo; familiarity with mobile devices (tablets, smartphones)
Ability to read and interpret technical documents, schematics, and manuals
Strong troubleshooting and repair skills with refrigerant systems and HVAC equipment
Ability to work on‑site in Durham, NC, in a high‑paced environment, including after‑hours emergency work as part of on‑call rotation
Good communication skills, both written and oral; bilingual in Spanish is a plus
Job Description
In a safe, efficient and professional manner, the HVAC Technician will perform preventative, corrective and predictive maintenance, troubleshoot and service commercial and industrial HVAC systems. Experience should include maintenance of ACUs, AHUs, heat pumps, VAVs, DDCs and ventilation systems. HVAC Technician II will perform tests, rounds and analysis of data to assure the equipment is functioning properly. Experience maintaining chillers, boilers and kitchen equipment is a plus. Other duties include, but are not limited to, evaluating systems and providing recommendations, maintaining a clean working environment, and other various duties as assigned by the Facility Maintenance Manager, while adhering to all safety and health standards. Must be able to work in a high paced team environment and possess good oral and written communication skills.
Essential Duties and Responsibilities
Ensures efficient HVACR equipment maintenance according to established standards. Obtains, reads and comprehends sequence of operation of HVACR equipment/systems, controls schematics, blueprints, equipment service manuals and/or owners/maintenance manuals for efficient daily duties. Maintains, installs, troubleshoots, repairs, monitors operation and records readings of HVAC systems. Monitors BMS, checks for refrigerant system operation efficiency, stops/starts systems, operates refrigerant recovery equipment, vacuum pumps, charging equipment and service gauges using best practice procedures. Brazes refrigerant piping and lubricates fans, motors and linkages. Analyzes and determines the root cause of any HVACR system problems/malfunctions. Informs appropriate parties of any problems/malfunctions reported or found in a timely and accurate manner. Takes corrective action as needed. Adds all remarks of problem found and how it was fixed/adjusted to the report. Also adds recommended future work. Completes/closes service report only after client is satisfied with the provided conditions. Maintains accurate and timely equipment operating logs, lubrication logs, HVACR equipment operation and maintenance manuals, inventory of filters and belts and spare parts, air pressure drop differential logs across air filters and coils, refrigerant logbooks, chemical water treatment logs and refrigerant inventory. Maintains service tools and equipment in good and safe working order. Maintains clean work areas daily.
