Your Role as a Maintenance Manager
As a Service Manager, you will oversee all maintenance operations for an assigned community, leading a team of service professionals and ensuring the property’s physical assets are maintained to the highest standards. This role plays a critical part in resident satisfaction, operational efficiency, and long‑term asset performance.
You will collaborate closely with community management, vendors, and internal partners to deliver responsive service, preventive maintenance, and effective capital planning.
Key Responsibilities
Lead, train, and supervise the maintenance team to ensure high‑quality workmanship and timely completion of tasks
Oversee daily maintenance operations, including repairs, preventive maintenance, and apartment make‑readies
Develop and manage maintenance schedules and workflows to support operational efficiency
Manage the maintenance budget, track expenses, and support planning for capital improvements
Partner with community management to ensure resident service requests are addressed promptly and professionally
Ensure compliance with safety standards, environmental regulations, and company policies
Conduct regular property inspections to identify maintenance needs and risk areas
Manage relationships with vendors and contractors, including bid reviews and work oversight
Support emergency response procedures and ensure maintenance coverage for urgent issues
Maintain accurate records, inventories, and documentation related to maintenance activities
Our Ideal Candidate for this Role
Education
High school diploma or GED required; equivalent experience considered
Certifications
EPA certification required
Certified Pool Operator (CPO) certification required
HVAC certification preferred
Experience & Requirements
Minimum of 4 years of experience in apartment or property maintenance
At least 2 years of experience in a supervisory or lead maintenance role preferred
Experience with Class A, new construction, or luxury multifamily communities preferred
Availability for on‑call emergencies and proactive approach to problem solving.
A valid driver’s license and reliable vehicle is required for this role for the purpose of on‑call emergencies.
Must be willing to perform additional duties such as snow removal, unit touch up cleans and upkeep of amenity areas.
Skills & Attributes
Strong technical knowledge of plumbing, electrical, HVAC, and general maintenance systems
Proven leadership skills with the ability to motivate, train, and manage teams
Experience managing maintenance budgets and vendor relationships
Strong problem‑solving and organizational skills
