Job Description Summary
This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Complete assigned work orders generated from resident requests and preventative maintenance by diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Perform the “make‑ready” process for vacant apartments by inspecting, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory usage, and notifying supervisors of reorder needs.
Complete documentation and paperwork accurately and promptly so service requests can be tracked.
Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste of materials, and properly using tools and equipment.
Other Responsibilities
Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and safety training, and reporting accidents promptly and accurately.
Periodically inspect contractor and vendor work to verify quality standards, scope, and specifications.
Service Technician
Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work indoors and outdoors in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, business meetings, or other situations.
Work a flexible schedule, including calls during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
All certifications required by state and local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property, if applicable.
Compensation
Hourly rate: $22–$24. Pay within the posted range is influenced by business requirements, experience, skills, and geographic location.
