Job Summary
Facilities Operations and Maintenance Manager – Responsible for planning, directing, and supervising all operations and projects within the facility. Oversees multiple facilities across a wide geographic area, leading an operations team including technical, administrative, and financial personnel. Works with minimal supervision and moderate financial impact.

Pay Range:

$120,000 - $125,000 per year

Essential Job Duties

Manage day‑to‑day operations of the facility under contract

Follow established methods and standards or make recommendations for new ones

Manage the preventative and reactive maintenance programs for all facilities utilizing Maximo based CMMS systems

Develop detailed plans to track special projects

Assist in developing project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility

Use appropriate verification techniques to manage changes in project scope, schedule, and costs

Task train all contract employees on proper, safe, and effective use of all tools, equipment, methods, chemicals, devices, apparel, procedures, and processes

Manage relationships with clients and all stakeholders

Plan, organize, and supervise all maintenance and repairs performed by building staff. Responsible for maintaining and improving buildings

Responsible for quality control. Inspect facilities and work areas to eliminate deficiencies

Review employees’ work hours to verify accuracy and approve payroll

Essential Requirements and Experience

At least ten (10) years of recent experience (within the past 15 years) in facilities operations and maintenance

At least five (5) years of project management/supervisory experience as a first line supervisor of personnel in similar operations

Experience managing multiple facilities over a wide geographic area

Experience in buildings of similar size and characteristics, including preventive maintenance of systems such as UPS, large chiller plants, low‑pressure boilers, computer‑based fire alarm systems, emergency generators, high‑voltage switchgear, HVAC systems, and complex building automation systems

Experience using a CMMS

Experience in managing and supervising building mechanical maintenance operations for large commercial office buildings

Highly developed interpersonal, analytical and communication skills, and ability to manage in a dynamic environment under high‑pressure situations

Experience interpreting contract documents, reading and interpreting blueprints and construction specifications

Experience scheduling preventive maintenance and repairs

Experience applying a Quality Control program, including inspection, scheduling, verification, correcting QA findings, responding to tenant complaints, and improving processes to prevent repeated findings

Experience contracting with and supervising subcontractors

Experience with general administrative duties, including creating reports

Required Skills

Valid driver’s license

High school diploma or equivalent

Exceptional written and verbal communication skills

English proficiency in reading, writing, speaking, and reporting

Strong organizational skills and ability to prioritize job duties and assignments

Ability to effectively present information and respond to questions
Ability to work in a team environment with minimal supervision

Ability to effectively utilize available resources to maximize productivity

Proficiency in Microsoft Office and Google applications

Physical Demands

Occasionally lift or move more than 100 pounds. Vision requirements include close vision, distance vision, and depth perception.

Working Environment
Large commercial facility with indoor/outdoor exposure.
