Responsibilities

Lead the maintenance team in achieving daily maintenance tasks (service requests, unit make‑ready standards).

Review and track progress of service requests and identify chronic maintenance issues.

Respond to maintenance‑related issues promptly as outlined in company policies.

Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC and grounds areas, and other state‑required tasks.

Conduct general carpentry duties such as wallboard repair, countertop and cabinet replacement, finish carpentry, window and glass repair, door/lock repair, and ceramic tile repair.

Carry out preventive maintenance such as siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and more.

Maintain work‑order system accuracy and verify all orders are completed to company standards and resident satisfaction.

Inspect the property daily for safety and cleanliness, identifying issues requiring repair or replacement.

Assist with management of emergencies (snow, fire, flood, etc.) and participate in on‑call rotation.

Communicate with the property manager about all maintenance issues.

Promote safety and risk management in accordance with local, state, federal and company regulations.

Monitor response times for emergency and after‑hours assignments and address issues as needed.

Promote customer satisfaction through cleanliness and curb appeal, interacting courteously with residents.

Build a positive, collaborative relationship with residents, other properties and agencies.

Conduct pre‑move‑in and post‑move‑out inspections and ensure timely unit turns.

Act as a mentor to the maintenance team.

Maintain a professional appearance and promote the same for the team.

Administer the company risk‑management program.

Execute special projects as assigned.

Solicit suppliers and contractors; ensure their compliance with company policy.

Work with the property manager to maintain compliance across all policies.

Walk the property weekly with leadership for collaboration on challenges.

Ensure maintenance costs remain within the property budget and provide input on future budgets.

Perform additional duties as assigned.

Education and Experience

High school diploma or equivalent.

At least three years of experience in property management or a related field.

General maintenance and carpentry skills.

Skills and Requirements

Valid driver’s license, clean driving record, and current auto insurance.

Reading, writing and speaking English.

Use of office equipment (telephone, fax, printer, copier, key‑track system).

Excellent customer service and interpersonal skills.

Strong organizational and time‑management skills.

Ability to multi‑task.

Basic mathematics proficiency.

Ability to calm angry or difficult situations.

Maintain confidentiality.

Professional appearance and compliance with uniform policy.

Compliance with all safety requirements.

Complete the required Fair Housing, Diversity and Inclusion Training within 30 days.
