Inspector III (Renovations Team)

Salary Range: $27.57 – $38.46 per hour. This is a non‑exempt, hourly position. Pay rates are based on education, skill, experience level, and internal equity, including an assessment of salary history and qualifications in comparison to market rates.

Position Summary
Perform the most complex residential and commercial inspections for compliance with all applicable building codes. In this lead position, you will review plans, approve construction documents, issue permits, investigate fires or public complaints, and assist staff with inspection issues and questions.

Essential Functions

Perform complex field inspections and record results, defect codes, and notes on commercial and residential projects to ensure code compliance.

Issue notices of violations, including stop‑work orders, and follow up to confirm issues are addressed.

Investigate complaints about potential code violations and conduct research on inspection history.

Meet with architects, engineers, contractors, town planners, and other stakeholders throughout the design and construction phases.

Prepare and analyze inspection reports, collecting data and writing reports.

Provide guidance to design professionals, town planners, homeowners, the public, and contractors on code compliance and related procedures.

Serve on committees, task forces, and other teams as requested.

Ensure that customer solutions, practices, and procedures are carried out and achieve their objectives.

Complete assigned inspections to meet the customer’s schedule.

Assist fire personnel at emergency incidents as needed.

Provide front‑office support, which may include answering telephones, providing information to callers, and staffing service points that require in‑person interactions with customers or staff.

Minimum Qualifications

Minimum of three years of inspection experience or five years in a construction trade.

Education

Associate’s degree in a related field (combination of relevant education and experience is accepted).

Licenses and Certifications

Ability to obtain Level III certification in at least one construction trade or Level I or higher certification in four trades within one year of hire.

Valid North Carolina or South Carolina driver’s license.

County driving privileges.

Some positions may require a Fire Inspector/Investigator license or certification from the American Institute of Certified Planners.

Preferred Qualifications

Bachelor’s degree in Construction, Engineering, Planning, or a related field.

Knowledge, Skills and Abilities

Knowledge of all applicable building, electrical, plumbing, mechanical, fire, zoning, and related codes.

Knowledge of applicable rules, laws, and regulations.

Procedures related to code violations.

Customer service principles.

Inspection procedures.

Skills
