
Physical Plant Maintenance Superintendent I

Summary Statement
The incumbent reports to Superintendent II. Responsible for directing and implementing maintenance and preventative maintenance programs involving all aspects of the mechanical and trade fields such as painting, carpentry, electrical, plumbing, welding, HVAC operations, routine equipment maintenance and repair and related operations. Significant aspects of work in this class include supervising, selecting, training and dealing with issues concerning personnel; scheduling workload; estimating operational cost time and material factors; resolving complex mechanical maintenance problems.
Preferred Qualification
Applicants who do not possess the preferred qualification will still be eligible to compete for this position if job requirements are met.
Three years of experience operating a large-scale physical plant facility demonstrating a strong understanding of facility operations.
Essential Functions
Direct comprehensive building maintenance and repair programs.
Analyze maintenance and other project cost of performance, recommend and/or institute changes to reduce costs where indicated.
Provide recommendations and work plans in difficult complex projects and provide technical assistance to subordinate supervisory personnel.
Inspect building and grounds for hazards; take corrective action to remedy the situation and maintain energy management and preventative maintenance programs.
Advise administrative supervisor of essential major additions, alterations and replacement of mechanical facilities consistent with needed services.
Estimate operational costs, schedule needs and budgetary allowances, consult with professional and technical personnel regarding specific projects.
Supervise selection, training, promotion and discipline of employees.
Maintain building and plot plans, operational and maintenance design, interpret drafts and write and review specification files for planning and control, and write reports.
Direct a program of grounds care and upkeep.
Job Requirements
Three years experience in estimating cost, time and materials for projects.
Three years experience in performing work in a variety of trades fields such as plumbing, carpentry, painting or HVAC.
Six months experience in planning, directing and implementing maintenance and preventative maintenance programs involving all aspects of trades fields such as plumbing, carpentry, painting or HVAC.
Six months experience in interpreting safety and building codes, laws, rules, regulations, policies and procedures.
Six months experience in interpreting blueprints, schematics or technical drawings.
Six months experience in staff supervision which includes planning, assigning, reviewing, and evaluating the work of others.
Possession of a valid Driver's License (not suspended, revoked or cancelled, or disqualified from driving).
Conditions of Hire
Pre‑employment drug testing, criminal background check, and a pre‑employment baseline two‑step tuberculin skin test (TST) are required as part of the hiring process. All new hires must attend Statewide New Employee Orientation at scheduled locations in Kent or New Castle County.
