Senior Maintainer

GENERAL STATEMENT OF DUTIES
Performs one or more of a variety of highly skilled maintenance and repair tasks; performs related duties as required.
COMPLEXITY OF DUTIES
Under general supervision, the position requires the use of judgment and skill in performing skilled, journey-level maintenance activities, and the work is reviewed for accuracy and completeness. The position may require the exercise of limited supervision.
TYPICAL DUTIES
Installs and repairs roofing and siding; performs related mechanical operations.
Cuts, shapes, and fastens wood and related materials, using power tools; erects building frames, and lays flooring and joists; fabricates wooden articles.
Inspects and installs lighting fixtures and other electrical equipment.
Mixes and matches paint; does interior and exterior painting.
Installs and maintains plumbing fixtures; makes repairs to pipes, and tests for leaks.
Installs and maintains steam boilers, and repairs and adjusts refrigeration and air conditioning equipment.
Performs cutting and welding operations on iron fences and construction equipment, automotive equipment, heating and plumbing systems, and other tools, machinery, and equipment.
Supervises unskilled or semi-skilled personnel assigned to assist in performing maintenance duties, as required.
TYPICAL ADA ESSENTIAL FUNCTIONS
FULL PERFORMANCE KNOWLEDGES, SKILLS, AND ABILITIES
Thorough knowledge of the methods, materials, and equipment used in a variety of skilled trades.
Skill in the care and use of tools and equipment used in a variety of trades.
Ability to follow oral and written instructions.
Ability to perform a variety of skilled maintenance and repair tasks.
Ability to direct personnel assigned to assist in performing maintenance tasks.
Ability to establish and maintain effective working relationships with associates.
MINIMUM QUALIFICATIONS
Training and Experience: Four years of satisfactory journey-level experience performing specialized building maintenance and/or repair activities.
Necessary Special Requirement: Continuing possession of an appropriate class, a valid Driver's License issued by the State of New York may be required.
