JOB DESCRIPTION SUMMARY
Senior Maintenance Technician – Bend, OR. Plays a critical role in ensuring buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards.
WHAT YOUR DAY MIGHT LOOK LIKE
Being part of a team and having fun while providing excellent customer service
Complete resident service requests and repairs in a timely manner (including appliance repairs)
Prepare apartments for new move‑ins by completing “make‑ready” process
Maintain cleanliness of exterior buildings and parking areas
Assist with vendor management and other duties
Perform routine maintenance and inspections for equipment
WHAT WE ARE LOOKING FOR
Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment
Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing
High level of professionalism in both manner and dress
Excellent communication skills: ability to read, write and communicate effectively
Proficient in MS Office Suite
ESSENTIAL RESPONSIBILITIES
Completes assigned work orders from resident requests and preventative maintenance; diagnoses the source or cause of defects; makes repairs per policies, procedures, safety standards, and code requirements.
Completes the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins: pre‑move‑out inspection, punch list creation, vendor/contractor scheduling, supply ordering, maintenance tasks, and final inspection.
Follows procedures for accessing and obtaining materials, supplies, equipment, and tools: tracks inventory, returns unused items, and notifies supervisor of re‑ordering needs.
Completes documentation and paperwork accurately and in a timely manner for service request tracking.
Assists in maintaining grounds, common areas, and amenities: picks up trash and debris, pressure‑washes breezeways and pool areas, performs general cleaning, and paints curbs and signage as needed.
Supports cost‑cutting and expense control by fixing rather than replacing parts, avoiding wasteful use of materials, and practicing correct tool and equipment use.
OTHER RESPONSIBILITIES
Complies with safety and risk‑management policies; attends routine safety meetings, completes required OSHA and other safety training, and reports accidents and incidents promptly.
May inspect contractor and vendor work to verify quality standards, scope, and specifications.
Assists in conducting routine and periodic property inspections to identify safety and risk concerns and to communicate physical needs to management.
PHYSICAL DEMANDS
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
May travel to assist other properties, attend training, business meetings, or other situations.
Work flexible schedule: call during evenings, weekends, and holidays.
REQUIRED LICENSES OR CERTIFICATIONS
All certifications required by state and local jurisdictions for Service Technicians.
Valid driver’s license to operate a golf cart on property when applicable.
The hourly range for this position is $22.00 – $25.50.
ADDITIONAL COMPENSATION
Corporate Positions: eligible for quarterly or annual bonus programs based on individual and company performance.
Onsite Property Positions: eligible for weekly, monthly, and/or quarterly bonus programs.
