Position Overview
Clear Height Properties is seeking a motivated and detail-oriented Acquisitions and Capital Markets Intern to join its growing team. This is a hands‑on role with direct exposure to deal sourcing, financial underwriting, capital market activities, and investment strategy. The intern will work closely with senior members of the acquisitions team and gain practical experience in industrial real estate transactions.

This is a meaningful role with real responsibilities, not a coffee‑and‑copies assignment. The right candidate will leave with a thorough understanding of how an experienced industrial investment platform sources, underwrites, and closes deals.

What You Will Do

Support the sourcing and tracking of on‑market and off‑market industrial acquisition opportunities across CHP's target markets.

Assist with financial underwriting and pro forma modeling for potential acquisitions, including return analysis (IRR, equity multiple, cash‑on‑cash yield) and sensitivity scenarios.

Research and analyze comparable sales transactions and market data to support property valuations and pricing strategy.

Prepare investment summaries, deal memos, and presentation materials for internal review and investment committee discussions.

Assist with due diligence coordination, including organizing third‑party reports, tracking timelines, and maintaining deal files.

Maintain and update acquisition pipeline tracking tools and market data databases.

Research capital markets conditions, including debt pricing, lender activity, and equity market trends relevant to industrial assets.

Assist with broker outreach efforts and relationship management activities.

Contribute to market research on vacancy rates, asking rents, absorption trends, and development activity across CHP's target markets.

What We Are Looking For

Pursuing a degree in Finance, Real Estate, Economics, Business Administration, or a related field.

Strong quantitative and analytical skills, with comfort working in Excel (financial modeling experience is a plus).

Genuine interest in commercial real estate, investment analysis, or capital markets.

Organized, self‑motivated, and able to manage multiple priorities with attention to detail.

Clear written and verbal communication skills.

Ability to work both independently and collaboratively within a small, fast‑moving team.

Exposure to Argus, CoStar, or similar real estate platforms is helpful but not required.
