Position Overview
The Director of Occupancy oversees leasing, applicant intake, eligibility, and resident retention to achieve occupancy and cash flow goals across an affordable housing portfolio while ensuring regulatory compliance.
Key Responsibilities
Manage leasing, waitlists, applications, eligibility determinations, and vacancy tracking
Lead outreach for available rental units, including events and housing fairs
Supervise and support occupancy-related staff, including hiring, training, and performance management
Ensure compliance with Fair Housing laws, local ordinances, and affordable housing regulatory programs (HUD, IHDA, LIHTC, etc.)
Coordinate with Asset Management, Compliance, Facilities, and Finance on operations, reporting, and budgets
Support resident retention efforts and connections to resident services
Maintain relationships with community partners, agencies, and stakeholders
Submit required internal and external reports
Must-Have Qualifications
Illinois Broker’s License Required
Minimum 7 years of experience in real estate portfolio or property management
Supervisory experience
Experience with affordable housing regulations and compliance programs
Experience with budgets, leasing, and financial performance
Proficiency with Word, Excel, Yardi, and related systems
