Job Summary

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
Essential Responsibilities

Perform all sales and leasing activities to reach revenue and occupancy targets, including greeting prospects, conducting tours, processing applications, screening credit and criminal background, preparing leases, and ensuring smooth move‑in and lease signing.
Inspect apartments prior to move‑in and coordinate with maintenance to resolve outstanding items.
Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans to sustain occupancy.
Design and execute marketing activities to drive traffic, including resident referral and employer outreach, internet marketing (e.g., Craigslist, Facebook, email), and community‑specific programs.
Use on‑site property‑management software to track availability, record traffic, manage resident data, and capture critical demographics.
Ensure show units meet company standards by inspecting marketing corridor and leasing tours, communicating maintenance needs, merchandising units, and preparing the leasing office.
Follow up with prospects and new residents to ensure satisfaction through email, thank‑you notes, calls, and other contacts.
Support lease renewal program by preparing renewal letters, meeting with residents, and ensuring renewal documents are signed on time.
Respond promptly and courteously to resident and client/owner concerns, solving problems or conveying requests to relevant parties.
Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance.
May travel to assist other properties, attend training, business meetings, or other necessary events.
Work flexible schedule, including evenings, weekends, and holidays.
Additional Compensation

Compensation ranges are based on business requirements, prior experience, skills, and location. Roles may be eligible for bonus programs.
