Assistant Property Manager
B&D Holdings is seeking an experienced and highly motivated Assistant Property Manager for its industrial and outside storage focused business.

Ideal for a professional with 3+ years of experience in lease administration who is looking for growth opportunities within a lean and dynamic firm that is passionate about quality, integrity, and driving value creation.

The person who fills this position will report to B&D’s Senior Asset Manager and work directly with B&D’s leasing, construction, asset management and accounting teams.

As Assistant Property Manager, you will support the Senior Asset Manager in overseeing the day-to-day operations of a portfolio of commercial properties. This role involves tenant relations, property maintenance, financial reporting, and administrative tasks. The ideal candidate is detail-oriented, proactive, and has excellent communication skills.

Key Responsibilities

Assist the Senior Asset Manager in managing all aspects of property operations, including tenant relations, maintenance, and financial performance.

Respond to tenant inquiries and requests in a timely and professional manner.

Coordinate and oversee property maintenance and repairs, ensuring all work is completed to a high standard.

Conduct regular property inspections to identify and address any issues.

Assist in the preparation of annual budgets, financial reports, and variance analyses.

Maintain accurate records of property-related expenses and income.

Support the leasing team with tenant move-ins and move-outs, including coordinating lease agreements and ensuring compliance with lease terms.

Assist in the development and implementation of property management policies and procedures.

Ensure compliance with all local, state, and federal regulations related to property management.

Provide administrative support, including scheduling meetings, preparing correspondence, and maintaining property files.

Requirements

Bachelor's degree in Business Administration, Real Estate, or a related field preferred.

2+ years of experience in property management, preferably in a commercial real estate setting.

Strong organizational and multitasking skills.

Excellent communication and interpersonal skills.

Proficiency in property management software and Microsoft Office Suite.

Knowledge of local, state, and federal property management regulations.

Ability to work independently and as part of a team.

Detail-oriented with strong problem-solving skills.

Strong computer skills including Outlook, Word, Excel, Adobe. YARDI experience a plus.

Perform a variety of duties within established time frames, demonstrating flexibility and ability to change from one task to another as circumstances dictate.

Solid organizational and administrative skills, including performing duties with a high degree of accuracy and timeliness.

Work independently and identify potentially more effective methods of work operation.

Effective communication skills (verbal and written), ability to take direction, while working independently and taking the initiative to seek guidance as appropriate.
