Job Description
We’re looking for a talented leasing consultant who will be responsible for coordinating all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals, interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
Responsibilities
Focus on needs of others by listening, understanding, and showing empathy and respect.
Provide excellent customer service to prospective and current residents and promote a quality living experience.
Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move‑in paperwork and processes.
Ensure model apartments are in touring condition.
Orient prospective and current residents to the property and process renewal paperwork, delivering documentation to current residents monthly.
Maintain accurate records of traffic activity and enter information into computer.
Follow up with all prospective residents via phone, mail, or email.
Convert phone traffic into scheduled appointments for property tours.
Inspect apartments prior to move‑ins and ensure move‑in condition by coordinating with maintenance.
Create and maintain confidential resident files, reviewing move‑in paperwork with new residents.
Complete weekly leasing reports accurately and timely.
Ensure all open and close procedures are completed daily.
Assist with ongoing resident relations by responding promptly and accurately.
Shop competitive properties and inspect buildings and grounds for safety and cleanliness, alerting maintenance of needed repairs.
Assist with processing work‑order requests for residents and ensure work is completed timely.
Support management with clerical tasks such as answering phone calls, filing, and processing property invoices.
May be asked to plan and implement resident activities to increase retention.
Comply with all company policies, health and safety rules, and applicable laws.
Perform other duties as assigned.
Education and Experience
High school diploma required.
Minimum one year of previous sales experience preferred.
One year of previous residential leasing experience preferred.
Skills and Requirements
Excellent customer service and interpersonal skills.
Experience with Yardi Voyager or equivalent system preferred.
Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
Effective and sensitive communication with all management levels.
Confidentiality sensitivity required.
Ability to work independently and prioritize in a fast‑paced environment.
Clear relaying of technical concerns with adequate detail.
Proficient in reading, writing, and conversing in English.
Comfortable using general office equipment.
Strong organizational and time‑management skills.
Ability to defuse situations involving angry or difficult people.
Valid driver’s license, clean driving record, and current auto insurance required.
Compliance with all safety requirements.
Must complete Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days.
