Summary / Objective
ACI's Project Manager (SPM) – MEP oversees planning and delivery of our commercial construction projects, including Mechanical, Plumbing, Sheet Metal, HVAC, Electrical, and Fire Protection systems. The PM reviews plans and specifications for design and constructability issues, manages project finances, and ensures quality and safety standards.
Essential Functions
Build and maintain positive relationships with internal teams, customers, subcontractors, and vendors.
Build positive morale on the project site.
Coordinate with internal departments such as pre‑construction, sales, safety, purchasing, CAD/BIM, and fabrication shops, as well as client personnel, to:
Develop and maintain a construction plan and schedule.
Scope vendor quotes and purchase equipment and material.
Scope subcontractors and issue subcontracts.
Provide guidance for the fabrication schedule.
Monitor key metrics daily and mentor site leadership to ensure timely execution within budget, with no defects or accidents.
Prepare, monitor, and maintain project budgets and report key metrics to senior management.
Create revenue forecasts, schedule of values, cash flow analysis, and other financial analysis.
Identify scope changes, prepare pricing, and submit potential change orders to the customer.
Develop recovery plans to bring a project facing safety, quality, or production issues back on track.
Act as liaison with prime client and architect/engineer contacts to facilitate construction activities.
Distribute final requirement documentation to subcontractors.
Schedule all required construction meetings with personnel, subcontractors, architects, and owners.
Attend client, architect pre‑bid, project, and close‑out meetings.
Plan, organize, and maintain/staff key team positions through department heads or trade managers.
Establish project objectives, policies, procedures, and performance standards within corporate policy and client direction.
Monitor staffing needs, evaluate performance, and address employee relations issues as warranted.
Make decisions and recommendations that impact client relationships and project profitability.
Perform other duties as assigned.
Supervisory Responsibility: Yes
Required
Bachelor's degree in Mechanical Engineering or related field, and about 7–10 years of experience; or equivalent combination of education and experience.
Excellent communication and interpersonal skills.
Ability to apply innovative and effective management techniques.
Proficiency in Microsoft Office Suite.
Self‑starter who can work with minimal supervision, follows instructions, pays attention to detail, and demonstrates problem‑solving skills.
Adherence to all company policies and procedures.
Availability to work assigned locations.
The work environment and physical demands required would be representative of those that must be met by an employee to successfully perform the essential functions of this job, and may include, but are not limited to the following:
Work Environment
Work in varying temperatures; inside and outside, including inclement weather, heat, humidity, cold, and dampness.
Exposure to moderate/high noise levels.
Exposure to fumes or airborne particles including dust.
Work in confined spaces or from high heights.
Physical Demands
Work aloft, climb, bend, pull, reach overhead, stand/walk for long periods, and lift up to 50 lbs.
Use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms.
Identify all colors of a color‑coded cable/wire and use close, distance, and peripheral vision, with depth perception and focus adjustment.
Travel
May require travel (typically not overnight).
Preferred
Lean Six Sigma Black Belt certification.
Familiarity with the BIM process.
Proficiency with Procore – Project Management System.
Prior military experience.
