
Apartment Maintenance Tech

Job Description

Work Orders and Repairs
Respond to maintenance requests promptly and professionally
Diagnose and repair issues in residential units and common areas
Communicate repair needs and project updates to management
General Maintenance and Skilled Trades
Perform basic carpentry work, including repairing doors, cabinets, fixtures, and structural elements
Complete interior and exterior painting, including surface preparation and finishing
Conduct minor plumbing repairs (leaks, fixtures, unclogging drains)
Perform basic electrical work (light fixtures, outlets, switches)
Handle general repairs such as drywall patching, flooring, and appliance maintenance
Preventative and Routine Maintenance
Complete scheduled preventative maintenance to reduce long-term repair costs
Inspect buildings, systems, and equipment to identify issues early
Maintain vacant units to ensure readiness for occupancy
Grounds and Property Upkeep
Maintain landscaping, including mowing, trimming bushes, and tree care
Ensure cleanliness of common areas, walkways, and grounds
Perform seasonal tasks such as debris removal (or snow/ice removal if applicable)
Safety and Compliance
Inspect properties regularly to ensure safety standards are met
Identify hazards and report or correct unsafe conditions
Follow all safety procedures and organizational policies
Recordkeeping and Equipment Care
Maintain accurate logs of maintenance activities and completed work orders
Ensure tools, equipment, and materials are properly maintained and stored
Track inventory of supplies and notify management of shortages
Resident Support
Provide courteous and professional service to residents
Respond to after-hours emergency maintenance needs as required
Qualifications
Experience
Minimum of two (2) years of experience in apartment, residential, or commercial maintenance
Technical Skills
Practical experience in carpentry, painting, and general building repairs
Basic knowledge of plumbing, electrical, and HVAC systems preferred
Ability to use hand and power tools safely and effectively
Other Requirements
Valid Driver’s License required
Ability to work independently and manage multiple tasks
Strong problem-solving skills and attention to detail
Good communication and customer service skills
