
Leasing Associate The Enclave at Bear Creek

Responsibilities
The Leasing Associate conducts daily leasing activities; including attaining leasing goals (occupancy and rent growth), building and managing rapport to generate interest, desire, and satisfaction for the PAC community.
Provides the ultimate in service to our residents; completes lease paperwork and all other duties that correspond to leasing activities.
Accurately sells prospects and residents on the quality of the PAC brand and the lifestyle of a PAC apartment home.
Achieves daily, weekly, and monthly individual leasing goals to contribute to team/property leasing goals outlined in the operational budget.
Answers telephone calls, internet inquiries, and in‑person requests from prospects about leasing a PAA apartment home; performs follow‑up actions for every prospect.
Responds to and follows up on resident requests; logs requests as needed.
Utilizes sales tools including rapport building, qualifying, and closing during each sales interaction or presentation.
Qualifies prospects by collecting personal data, entering it into the database, initiating background checks, and providing follow‑up status to prospects.
Communicates move‑in/move‑out apartment status to other team members; ensures apartments are move‑in ready and that moves occur on schedule.
Completes all required paperwork related to leasing, service, and satisfaction accurately, professionally, and timely.
Tours the property, inspecting common areas, amenities, and vacant apartments to ensure cleanliness and professional presentation; shows the apartment community to guests and prospects and answers questions about amenities, apartment homes, and the local community.
Stays current on relevant market issues and competitive information.
Performs light bookkeeping and financial activities (calculating monthly rents, prorated rents, preparing delinquency letters, etc.).
Performs office administrative activities (key tracking, key release, accepting resident packages, entering information into the computer database).
Calls the answering service for messages and follows up on all messages.
Visually inspects the entire property daily for cleanliness; picks up trash, runs the waste compactor, and cleans apartments as needed to meet prospect‑ready standards.
Escorts prospects to an apartment home and all amenity areas; drives a golf cart or other motor vehicle with prospects as passengers and operates keys.
Processes all paperwork and sets up the file for move‑in.
Maintains a minimum of 20% conversion ratio of total traffic.
Follows up within 24 hours by phone and within 48 hours in writing with a personal note to all prospects.
Studies the competition.
Makes suggestions that maximize revenue and cash flow.
Completes other projects and duties as requested.
Customer Service Responsibilities
Wears a clean and neat uniform all day, including weekends, per PAA policy.
Communicates with residents and prospects in a manner consistent with PAA’s standards.
Reads and/or listens to resident requests and complaints.
Receives resident complaints calmly, openly, and professionally.
Solves problems quickly, usually within 24 hours, or contacts a supervisor for immediate assistance.
Qualifications and Requirements
Multi‑family property management experience preferred.
Valid driver’s license (free from major moving violations) and dependable transportation.
Social media marketing experience preferred.
