Preconstruction Project Manager

About the Role
As a Preconstruction Project Manager, you will provide consulting services to an assigned market or client account to help achieve the company's strategic business objectives and support project delivery teams by analyzing cost and change orders. This is a full‑time, onsite role located in Palm Beautiful Gardens, FL. The position is part of the Project Management function, responsible for managing projects from initiation through completion.

What You’ll Do

Manage all areas of project management of preconstruction development and provide support for project and cost controls for the project delivery team for singular real‑estate projects, covering planning, design, construction, occupancy, and closeout.

Work directly with clients to prepare all elements of the project, including the scope of work, project delivery resource requirements, cost estimates & budget, work‑plan schedule & milestones, quality control, and risk identification.

Assess basic project scope and client needs to develop and present recommended budgets for pre‑bid and pre‑construction cost estimating and cost planning services.

Partner with project teams to source and oversee the pre‑bid and pre‑construction services associated with developing a project budget and cost plan.

Define project delivery resources from pre‑qualified lists or through a qualification process, conduct a standard request for proposals, complete bid evaluations, and recommend resources to clients.

Implement project documentation governance that aligns with company and client requirements.

Ensure project data integrity; make sure documentation is accurate, timely, and coordinated.

Direct, advise, and consult the project delivery team by providing guidance to achieve goals.

Create action plans to meet objectives, budget, and schedule; track progress and report status and variances.

Align cost plan with the project master schedule and establish a strategy to manage cash flows and project accruals, reporting progress.

Identify project threats and develop risk mitigation and contingency plans; implement actions to reduce or eliminate risks.

Apply in‑depth knowledge of standard principles, techniques, and procedures to accomplish complex assignments and provide innovative solutions.

Coach others and share knowledge of the job discipline, as well as broad knowledge of related disciplines.

Lead by example and model behaviors consistent with CBRE RISE values; work to build consensus and convince others to reach agreement.

Impact a range of customer, operational, project, or service activities within the team and related teams.

Work within broad guidelines and policies.

Explain difficult or sensitive information effectively.

What You’ll Need

Bachelor's degree preferred with 5–8 years of relevant experience. If a degree is not held, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.

Experience creating estimates for pre‑construction and ground‑up construction projects.

Experience working on change orders and financial cash flows within a construction environment.

Project experience of over $250 million is preferred.

Ability to exercise judgment based on analysis of multiple information sources.

Willingness to take a new perspective on existing solutions.

In‑depth knowledge of Microsoft Office products (e.g., Word, Excel, Outlook).

Excellent organizational skills with an advanced inquisitive mindset.

Strong math skills; ability to calculate mildly complex figures such as percentages, fractions, and other financial calculations.
