Project Manager
The Project Manager (PM) is responsible for ensuring successful delivery through accurate estimating, cost control, scheduling, forecasting, and team leadership. This role requires a client-focused professional who excels at fostering strong relationships with clients, design partners, subcontractors, and consultants, while proactively addressing challenges to keep projects on track. The ideal candidate is an analytical thinker with excellent organizational skills and proven experience in driving results.
Key Accountabilities
Managing commercial projects in sectors such as entertainment, high end hotels, adaptive reuse, creative office, and production studios.
History of overseeing commercial construction projects up to $15‑30M.
Collaborating with project teams, executives, and regional leadership.
Supervising team members including assistant project engineers, project engineers, engineers, superintendents, and field office coordinators.
Maintaining detailed knowledge of project scope.
Managing cost control, billings, collections, change management, cash flows, and monthly status reports.
Serving as the primary contact for owners and architects.
Ensuring project completion and financials, meeting critical success factors and customer satisfaction.
Coordinating and overseeing project planning and scheduling.
Overseeing all phases of project delivery, including resource planning, scheduling, permitting, procurement, and execution.
Leading client, consultant, subcontractor, and internal team communications, ensuring expectations are clearly set and commitments are met.
Managing project budgets, cost tracking, forecasting, and change orders to achieve financial goals.
Negotiating subcontractor and vendor contracts, driving cost efficiency and favorable agreements.
Monitoring project progress, preparing detailed executive and client-facing reports, and ensuring compliance with safety standards.
Acting as a trusted client partner, maintaining professionalism and proactively resolving issues to increase client satisfaction.
Setting team standards, delegating responsibilities, and motivating project teams to achieve high performance throughout the project lifecycle.
Supporting business development initiatives, including presentations and client engagement efforts.
Demonstrating strong decision-making and problem-solving skills by identifying risks, addressing root causes, and facilitating crucial conversations.
Knowledge with TI, adaptive/reuse projects.
Requirements
Education & Experience
8+ years of proven experience as a commercial construction project manager.
In-depth understanding of project management principles, construction procedures, and project financial health management.
Familiarity with quality and health and safety standards.
Experience working with Procore, Bluebeam, and Microsoft Suite.
Preferences
Bachelor’s degree in construction-related field.
Professional designations (PMP, CMIT, OSHA, etc.).
Experience working with Procore, Bluebeam, and Microsoft Suite software.
