Leasing Consultant – Responsibilities

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Property Leasing and Administration
Regular/daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up
Complete all leasing paperwork before move-in
Assist with lease audits, walking units, and the turn process
Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals
Perform various administrative tasks as needed
Address resident complaints, concerns, and requests to ensure resident satisfaction
Assist in developing and implementing resident retention programs (e.g., resident functions, promotions, monthly newsletter)
Contribute to the upkeep and cleaning of office, common areas, and model
Marketing & Outreach: assist in implementing annual marketing plan outreach
Review and assist in completing market survey/analysis to generate ideas and formulate plans
Maintain thorough product knowledge of the property and competition; complete weekly market survey report
Customer & Resident Relations: manage excellent customer service and monitor service request turnaround
Project a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community as delegated by the immediate supervisor
Education and Experience

High School Diploma or Equivalent
Ability to understand and perform all on-site software functions; basic computer skills required
Must have basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements

Regularly move about to accomplish tasks or move between worksites; communicate with others; perform repetitive motions involving wrists, hands, and fingers
Ascend/descend ladders, stairs, scaffolding, ramps, and similar; remain in a stationary position as needed
Occasionally move in various positions to accomplish tasks in different environments; lift or move objects up to 25 lbs; operate equipment, vehicles, or tools; work overtime, weekends, and nights as required
Work in various temperatures and outdoor environments; may be exposed to hazardous chemicals
Compensation and Benefits
At Asset Living, compensation decisions consider skill set, background and training, certifications, and other factors. Offers may include a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, and commission and performance bonuses where applicable. Full-time employees also receive paid sick days and company holidays.
Salary Range : $20 per hour to $21.60 per hour
