Job Description Summary
This position is responsible for coordinating the community’s marketing, leasing and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit and background checks, preparing lease and move‑in packages, and ensuring resident move‑in and lease signing.
Inspect apartments before move‑in to ensure they are move‑in ready and schedule any required maintenance.
Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans to sustain occupancy, and follow community policies related to concessions and specials.
Design and execute marketing activities to drive traffic to the community, including resident referral programs, employer outreach, and internet marketing tools such as Craigslist, Facebook and e‑mail.
Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident data, and capture critical demographic information.
Ensure show units meet company standards for quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs to the maintenance team, merchandising units and amenities, and preparing the leasing office for leasing activities.
Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize lease decisions.
Execute lease renewal activities by preparing renewal letters, meeting with renewing residents prior to move‑out, and ensuring renewal documents are signed on time.
Respond quickly and courteously to resident and client/owner concerns and questions, take prompt action to solve problems, and document and convey requests to the appropriate individuals.
Required Licenses or Certifications
All licenses and certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Must be able to push, pull, lift, carry, or manoeuvre up to 25 pounds independently and 50 pounds with assistance.
May require occasional travel for training, business meetings or to assist other properties.
Must work a flexible schedule, including evening, weekend and holiday call‑ins.
Compensation
Hourly rate: $16.00 - $18.00. Base salary may qualify for quarterly or annual bonus programs (for corporate positions) or weekly, monthly, and/or quarterly bonus programs (for onsite property positions).
