DOB Superintendent - New Construction

Overview

We are actively seeking a dynamic New Construction Superintendent to oversee day-to-day field operations for new construction affordable housing projects.
This role ensures that work is completed safely, on schedule, within budget, and in compliance with all applicable building codes, funding requirements, and quality standards.
Responsibilities

Field Operations & Construction Management

Manage all on-site construction activities from groundbreaking through project closeout.
Coordinate subcontractors, suppliers, inspectors, and utility providers.
Maintain the construction schedule and proactively resolve delays.
Ensure adherence to approved plans, specifications, and scopes of work.
Conduct daily site walks and weekly coordination meetings.
Affordable Housing & Compliance

Ensure compliance with affordable housing program requirements (e.g., LIHTC, HUD, HOME, local housing authority standards)
Support documentation and inspections required for public funding and tax credit compliance.
Maintain organized daily logs, reports, and photo documentation.
Coordinate with third-party inspectors, lenders, and government agencies.
Quality Control & Safety

Enforce job site safety standards and OSHA requirements.
Implement quality control procedures to ensure durable, long-lasting construction.
Identify and correct deficiencies promptly.
Maintain a clean, organized, professional job site.
Budget & Cost Control

Monitor labor productivity and material usage.
Assist in managing change orders and cost impacts.
Identify value-engineering opportunities without compromising quality or compliance.
Report on potential budget risks to the Project Manager
Serve as the primary on-site point of contact for project stakeholders.
Collaborate closely with Project Managers, Architects, Engineers, and Owner representatives.
Maintain positive relationships with neighbors and community stakeholders.
Mentor junior field staff and apprentices as applicable.
Project Closeout

Coordinate punch lists and final inspections.
Ensure timely completion of corrective work.
Assist with turnover documentation, warranties, and built drawings.
Support successful issuance of Certificates of Occupancy
Qualifications

Required
Minimum 5 years of experience as a Superintendent on multifamily or residential new construction projects.
Experience with affordable housing, public-sector, or nonprofit developments strongly preferred.
Thorough knowledge of construction methods, sequencing, and building codes.
NYC DOB Construction Superintendent License.
OSHA 30 certification.
SST (Site Safety Training) 62 Hour Supervisor Certification.
Strong understanding of job site safety practices.
Ability to read and interpret construction drawings and specifications.
Passive House Experience preferred
Brick and Plank experience preferred
Experience with LIHTC, HUD, or other subsidized housing programs.
Proficiency with construction management software (Procore, Premier, or similar).
Excellent organizational and communication skills.
