
Escrow Officer Terrell
MONEY TITLE, LLC, Terrell, TX, United States
Responsibilities
The Escrow Officer completes the following duties under the direction of the Director of Operations
File Initiation and Review
Accept and review files upon assignment
Review title commitments to identify potential curative issues
Notify all parties of file opening and communicate next steps clearly
Title Clearance & Curative
Perform and oversee curative actions in alignment with the title department direction and underwriter guidelines
Follow up on title issues proactively and document daily
Ensure all title products are accurate, compliant, and complete
Maintain and grow in knowledge and training over title insurance policies and endorsements
Legal Document Coordination
Order legal documents from the law firm in a timely manner
Confirm receipt and proper upload of all documents into Qualia
Closing Disclosure & Balancing
Draft and revise Closing Disclosures (CDs) based on contract and lender instructions
Communicate directly with lenders to achieve timely and accurate CD balancing
Ensure all funds are correctly accounted for and disbursement instructions are validated
Funding & Post-Closing Handoff
Submit complete and balanced files to the funding department with all required checklist and documentation
Provide the policy department with complete and accurate information for the timely and correct issuance of policies
Client Service & Communication
Serve as a trusted, proactive communicator to clients, agents, and lenders
Send weekly file status updates to all parties
Foster client retention through timely service, thoughtful communication, and solution-oriented follow-up
Expectations
The Escrow Officer will be held to the following expectations:
Maintain daily ownership over assigned files from open to close
Enter detailed notes and upload all file communication and activity in Qualia
Follow workflow task lists in Qualia, checking off steps as completed
Escalate issues or delays appropriately and promptly to the Title Manager or Director of Operations
Adhere to deadlines for:
Title clearance
Legal document ordering
CD preparation and balancing
Funding submission
Policy handoff
Compliance Requirements
The Escrow Officer is expected to maintain full compliance with:
TDI (Texas Department of Insurance)
standards, including licensure, documentation, fee accuracy, and recordkeeping
