Job Description Summary: Chroma has an immediate opening for an experienced Maintenance Technician. The role supports high levels of customer service and contributes to the success of the team. This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
What you will do

Be part of a team and provide excellent customer service.
Complete resident service requests and repairs in a timely manner (including appliance repairs).
Prepare apartments for new move-ins by completing the “make-ready” process.
Maintain cleanliness of exterior buildings and parking areas.
Assist with vendor management and other duties.
Perform routine maintenance and inspections for equipment.
What we are looking for

Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
Experience with painting, entry-level carpentry, appliance repair, and basic plumbing.
High level of professionalism in manner and dress.
Excellent communication skills: ability to read, write and communicate effectively.
Proficient in MS Office Suite.

Essential Responsibilities

Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues and repairing in accordance with policies, safety standards, and code requirements.
Complete the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work.
Access materials, supplies, and tools as needed, track inventory, return unused items, and notify supervision about re-ordering needs.
Document and file service requests accurately for tracking and documentation.
Maintain grounds, common areas, and amenities, including cleaning and painting as needed.
Support cost-cutting and expense-control programs by repairing instead of replacing parts when feasible and using tools/resources efficiently.
Other Responsibilities

Comply with safety and risk-management policies, attend safety meetings, complete required safety training, and report accidents promptly.
Periodically inspect work performed by contractors to verify quality and scope.
Service Technician

Assist in routine property inspections to identify safety and maintenance concerns and communicate needs to management.
Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
Work indoors and outdoors in all weather conditions.
Lift up to 25 pounds independently, up to 50 pounds with assistance.
Occasional travel may be required to assist other properties or attend trainings.
Flexible work schedule including on-call evenings, weekends, and holidays.
Required Licenses or Certifications

EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
State and local certifications as required by jurisdiction.
Valid driver’s license to operate a golf cart on property if applicable.
Compensation and Benefits

Hourly range: $23.00 - $27.08
Additional Compensation: Some roles may be eligible for bonuses based on performance and role type (corporate vs onsite).
