Role & Opportunity
As we expand our commercial footprint across all four territories, we are seeking a high-energy, results-driven Commercial Sales Representative to accelerate growth in the property management and multi-family housing sector. This is a ground-floor opportunity to build a substantial recurring commission income by solving a real, visible problem for property managers across the Chicago metro area.
Position Overview
The Commercial Sales Representative is responsible for generating, developing, and closing new commercial accounts across all Chicagoland territories. This is a relationship-driven, field-forward sales role that blends prospecting, consultative selling, and long-term account management.
You will be selling recurring service contracts — not one-time jobs.
Every contract you close continues to pay commission for the life of that first-year contract value. Your book of business compounds over time.
Target Client Segments
Apartment complexes and multi-family residential communities
Homeowners Associations (HOAs) with common green spaces
Property management companies overseeing multiple properties
Regional property managers responsible for portfolios of 5+ properties
Municipal clients including parks departments and public recreation areas
Dog-friendly retail centers, office parks, and shared commercial campuses
Key Responsibilities
Prospecting & Lead Generation
Identify and build a robust pipeline of commercial property targets across all Chicagoland territories
Research property management companies, HOA boards, and apartment operators using LinkedIn, local business directories, CoStar, and driving-based prospecting
Maintain an organized CRM-ready prospect list with contact details, property size, number of units, and outreach history
Generate a minimum of 20 new prospects per day and 100-150 per week during ramp-up phase, prioritizing high-level decision makers with oversight of multiple properties
Outreach & Appointment Setting
Execute multi-channel outreach including cold calls, LinkedIn direct messages, email campaigns, and in-person drop-ins to property management offices
Craft compelling, personalized outreach messages that speak to the specific pain points of property managers: resident complaints, liability concerns, property appearance, and compliance
Send a minimum of 10 LinkedIn messages per day to regional managers and decision-makers
Schedule and confirm 10-15 property walkthroughs per week
Prioritize outreach to regional managers and decision makers with oversight of multiple properties to maximize contract value and service territory coverage
Property Walkthroughs & Consultative Selling
Conduct professional on-site walkthroughs to assess the scope of service needed (number of stations, common areas, visit frequency); assessments may be organized by territory rather than by individual salesperson.
Present tailored service proposals based on property size, dog population, and budget
Educate prospects on health, liability, and resident satisfaction benefits of professional pet waste management
Overcome objections confidently and move prospects through the sales funnel efficiently
Contract Closing & Onboarding
Complete all required contract paperwork and coordinate with operations for smooth service launch
Ensure new accounts are properly onboarded and the client relationship is established from day one
Relationship Management & Account Growth
Serve as the primary point of contact for commercial accounts during the initial service period
Conduct periodic check-ins with property managers to ensure satisfaction and identify expansion opportunities
Proactively identify upsell opportunities, including additional properties within a management company’s portfolio
Generate referrals by building genuine trust with regional managers who oversee multiple properties
Ideal Candidate Profile
Required Qualifications
Self-motivated and highly organized with the ability to manage an independent daily workflow
Strong verbal communication and interpersonal skills — comfortable approaching and building rapport with property managers, building owners, and decision-makers
Reliable transportation for field-based property visits across all Chicagoland territories
Comfortable with technology: email, LinkedIn, basic CRM or spreadsheet tracking
Professional appearance and demeanor during client-facing interactions
Preferred Qualifications
1-3+ years of B2B sales, field sales, or account management experience
Familiarity with property management, real estate, facilities management, or HOA industry
Experience with recurring-revenue or contract-based sales
Demonstrated ability to prospect independently and build a pipeline from scratch
LinkedIn Sales Navigator or equivalent prospecting tool experience is a plus
