Maintenance Supervisor – Responsibilities

Maintenance Management: oversee maintenance operations for the community, including service requests, preventative maintenance, and adherence to safety standards.
Staff and vendor management: supervise assigned staff and contractors, coordinate with the Community Manager, and ensure quality work and timely completion of tasks.
Work orders and inspections: coordinate, schedule, and respond to resident/management requests; inspect grounds, buildings, and community features daily to identify hazards and improve safety.
Inventory and budgeting: manage maintenance supplies within budget guidelines; maintain a preventative maintenance program to extend asset life and reduce future repairs.
Recordkeeping and compliance: maintain records for service requests, EPA/OSHA standards, make-ready status, and work in progress.
On-site presence: regular/daily onsite attendance and participation in unit inspections as requested; participate in on-call emergencies as needed.
Safety and training: promote safe work practices and ensure staff training and ongoing development under Asset training benchmarks.
Education and Experience

High School Diploma or Equivalent
EPA and CPO certification required; HVAC certification preferred
Ability to use on-site software and basic computer skills
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements

Regular movement and ability to work across the property, including climbing stairs and traversing varied terrain; exposure to outdoor elements and hazardous chemicals; ability to lift 100+ lbs as needed.
Work may require overtime, weekends, and night hours for on-call emergencies.
License and Equipment

Must have reliable transportation due to on-call requirement.
Compensation and Benefits

Asset Living offers a total rewards package including medical, dental, vision, life, disability insurance, 401(k) with employer matching, and potential commissions/bonuses where applicable. Full-time employees receive paid sick days and company holidays.
Salary Range : $25 per hour to $30 per hour
