CMS Project Manager II

What you will do
The CMS Project Manager is part of our Building Technologies & Solutions business at Johnson Controls. They will lead large mechanical construction projects in the local area, work remotely, and travel to customer sites as needed. The role focuses on the profitable execution of assigned projects, collaboration with ownership and contractor teams, and maintaining cash flow while ensuring compliance with all legal and safety requirements.

How you will do it

Act as the primary on-site leader for execution teams and develop project schedules.

Evolve contractual scope, pursue change orders, and negotiate settlement prices.

Manage costs, billings and collections to maintain profitability and positive cash flow.

Review and interpret contract terms and conditions.

Analyze financial reporting systems and project schedules to address potential problems and communicate progress to management.

Use Microsoft Project to evaluate job progress and risks.

Manage risks and establish recovery plans when required, resolving disputes with minimal escalation.

Negotiate, prepare, and issue subcontracts.

Ensure document controls comply with contract requirements.

Oversee construction compliance with specifications, local codes, and installation techniques.

Manage the selection, ordering, and delivery schedule of required materials.

Develop and maintain long‑term relationships with customers, consultants, and subcontractors.

Coordinate with CMS, HVAC Installation Manager, and Branch Mechanical Project Team Leader for resource allocation.

Ensure engineering and commissioning meet established standards and facilitate product problem escalation.

Assist Area Management or sales in project development.

Coordinate customer training requirements.

Interface with and direct Truck Based teams on select mechanical projects.

Self‑perform cost estimating, scheduling, and management on select mechanical projects.

What we look for
Required

Bachelor’s degree in construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture, or an associate’s degree with equivalent experience.

Minimum of eight years of direct project management experience in the Building Construction Industry.

Experience with Mechanical Retrofits, HVAC controls, BAS, Fire management, and Security systems.

Plan to obtain PMI/PMP certification within 2 years of employment.

Strong verbal and written communication skills.

Ability to explain technical material to non‑technical audiences.

Proficiency in Project Management software and financial accounting systems.

Strong computer skills in MS Office (Excel, Word, PowerPoint, Project), Adobe Writer, Visio, and basic Windows.

Travel may vary; projects may be outside assigned geography.

Capability to manage complex contracts with multiple subcontractors and scopes of work.

Experience handling many simultaneous, multidisciplinary challenges.

HIRING SALARY RANGE: $100K-$145K. Location, experience, and market data will determine the final offer. This position includes a competitive benefits package.
