Nottoway County is seeking applications for a full-time Maintenance Technician. This position will assist with the maintenance and repair of all buildings, grounds, and vehicles to include lawn maintenance, and repairs. Qualifications
A valid driver’s license (Real ID). High School diploma or GED Certificate. Preferred: Trade School Certificate, trade school training, or at least two years of residential or commercial maintenance experience.

Salary is based upon qualifications ($16.83 up to $20.00 per hour) with a work week of 40 hours and an on-call schedule as needed. Nottoway County employment includes State Retirement and health benefits. This position is open until filled.

General Definition of Work
In a team-oriented environment and under the general supervision of the Maintenance Supervisor, this position will perform maintenance and repair of all buildings, grounds, and vehicles to include lawn maintenance, and minor repairs. Work will be done at all Nottoway County Complexes.

Essential Functions/Typical Tasks

Perform a variety of routine maintenance of buildings and equipment, including, but not limited to, landscaping, carpentry, painting, plumbing, minor repairs, general/preventative maintenance, HVAC, and electrical trades work.

Perform landscaping and general upkeep of all grounds to include lawn mowing, weed eating, shrub trimming, yard debris removal, planting, spraying, digging, and gutter debris removal.

Assist with snow and ice removal of all building parking lots, walkways, and steps.

Make minor repairs, when necessary, around the buildings such as fixing locks and door handles, any structural damage, window, door and/or wall repair/replacement.

Complete painting of buildings and parking lot lines when old paint has become faded or chipped.

Repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures.

Inspect facilities, buildings, and grounds for safety and security, identify and report hazardous conditions facility maintenance needs to supervisor and/or repair as needed.

Apply preventative measures and/or fix potential safety hazards of the building to avoid and reduce the risk of injuries or future problems.

Inspect and maintain all alarm and security systems such as fire, carbon monoxide, smoke detectors, and other safety systems and schedule repairs when needed.

Perform janitorial tasks to include cleaning, mopping and restocking restrooms, buffing floors, carpet cleaning, dusting, dumping trash, cleaning sinks, toilets, windows, mirrors, etc. as needed.

Ensure that buildings and facilities are available for use and consistently maintained in a safe and clean condition.

Performs light electrical building services such as fixing light fixtures, electrical wiring, air filtration replacements parts, etc.

Assist in the setup of ventilation, refrigeration and other systems and conduct repairs when necessary.

Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly.

Conducts routine inspections and maintenance of heating, electrical, and air conditioning equipment, replace filters, identify and report more complex maintenance needs to supervisor.

Performs service and preventative maintenance on small, motorized equipment engines and on automotive vehicles; troubleshoot equipment problems and identify when appropriate for external service provider to make repairs or perform warranty work.

Operate, clean, and maintain a variety of tools and equipment such as, material handling equipment, battery operated equipment, moving machinery, and other powered equipment you work with.

Communicate existing and potential issues with your supervisor and the ability to work independently, frequently without a supervisor.

Abide by different safety measures and policies during each task performed.

Performs other related duties as assigned.

May be required to work some night and weekends occasionally.

Knowledge, Skills, and Abilities

Must be able to work independently or as directed.

Knowledge of building systems such as plumbing, electrical, and carpentry skills.

Operational knowledge of a variety of hand and power tools and equipment.

Must be able to communicate with colleagues, residents and clients in a professional manner.

General knowledge of building and lawn maintenance as well as cleaning procedures that meet industrial standards.

Requirements

Possession of a valid Virginia driver’s license required.

High School diploma or GED Certificate required.

Trade School Certificate or Trade School training preferred.

At least two years of residential or commercial maintenance experience preferred.

Physical Requirements
While performing the duties of this job, the employee will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, walking on rooftops, and operating small-motorized equipment.

This position requires manual skills to include hand/wrist movement, normal range of hearing, vision, color discrimination and depth perception for proper operation and repair of machines, wiring, and equipment.

The employee would be required to complete various tasks while wearing appropriate safety equipment such as goggles, masks, gloves, etc.

The employee must be able to read and write diagrams, meters, instructions and write reports. The employee will interact regularly with vendors, contractors, supervisors, employees, and coworkers, and therefore, must have excellent interpersonal skills.

Working Conditions
Working conditions include a 40-hour work week, with an on-call schedule to include nights and weekends, working outside in varying weather conditions (heat, cold, damp, rain, snow, ice, etc.) and exposure to low to moderate noise levels while using power tools.

Performance of essential functions may require exposure to adverse environmental conditions such as dirt, dust, pollen, odors, wetness, humidity, weather, temperature variations, hazardous materials, bright/dim lights, blood borne pathogens, and toxic agents.
