Job Description

The Distributed Mortgage Loan Processor is responsible to process residential mortgage loan applications in accordance with internal policies and procedures, secondary market guidelines, as well as relevant government regulations and procedures.

Essential Functions

* Ensure compliance with third party vendors and total document and data integrity

* Manage personal workload/workflow

* Interact with Mortgage Loan Originators, Loan Production Assistants and other members of the fulfillment team on a daily basis

* Obtain original information and documentation from Mortgage Loan Originators (MLOs) and Loan Production Assistants for underwriting review

* Interact with third-party vendors to acquire verifications, appraisals, title work, flood zone determinations, insurance documentation, payoffs, tax transcripts and other reports as needed for each loan file

* Organize, review and validate all loan file documentation for completeness and quality to ensure that the file is ready for submission

* Manage a pipeline of working loan files to ensure loan files move through processing and closing in a timely manner

* Update data in the Encompass loan origination system to ensure all file information is current and accurate

* Process loan files in compliance with Northwest policies, regulatory guidelines, investor and industry standards

* Maintain current knowledge of mortgage loan programs, procedures and guidelines

Additional Essential Functions

* Ensure compliance with Northwest's policies and procedures, and Federal/State regulations

* Navigate Microsoft Office Software, computer applications, and software specific to the department in order to maximize technology tools and gain efficiency

* Work as part of a team

* Work with on-site equipment

Additional Responsibilities

* Complete special projects as requested

QUALIFICATIONS

Work Experience

3 - 5 years of experience in the mortgage industry

Bachelor’s degree or 2-3 years equivalent work experience

Previous experience and demonstrated success in residential mortgage loan underwriting required

Strong knowledge of secondary marketing investor and credit union standards

Overview

Essential Functions

Use Northwest's loan origination systems and agency automated underwriting systems (Freddie Mac - Loan Product Advisor, USDA Guaranteed Underwriting System) to underwrite residential mortgage loans
Review and analyze documentation submitted and used in underwriting decisions for accuracy and completeness
Ensure data relating to the underwriting of loans in accurate and complete in the loan origination system
Review and analyze appraisal reports and title commitments to verify sufficient collateral and proper lien position to secure loans
Maintain loan approval authority for all residential mortgage loan products offered by Northwest (conventional, portfolio, FHA, VA, USDA) Checking accuracy of all calculations
Recommend improvements to procedures
Manage personal workload/workflow
Meet turnaround/production goals
Ensure compliance with Northwest's policies and procedures, and Federal/State regulations

Working knowledge of Ellie Mae - Encompass loan origination software, Freddie Mac - Loan Product Advisor, USDA - Guaranteed Underwriting System (GUS), FHA Connection preferred
Strong analytical and mathematical skills with the ability to define and solve problems, establish facts and make well-reasoned decisions
Excellent verbal and written communication skills with the ability to work closely with other team members is needed
Proficient organizational and multi-tasking skills with attention to detail, accuracy, and thoroughness a plus
The ability to work independently in a fast-paced high production environment under time constraints and to work collaboratively in a team environment managing multiple deadlines and priorities preferred
