Assistant Property Manager

We are seeking a prudent Assistant Property Manager to be responsible for the day-to-day operations of assigned multi-family residential properties. The goal is to maximize asset value and revenue by maintaining high occupancy and tenant satisfaction.

Key Responsibilities

Oversee daily site operations of multi-family properties ensuring smooth operations.

Ensure compliance with Fair Housing and company regulations.

Maintain a positive, productive relationship with tenants.

Respond to leasing leads in real time via phone and email.

Support marketing, leasing, maintenance, and rent collection efforts.

Supervise onsite staff, vendors, and contractors.

Negotiate contracts with contractors in a timely and reliable manner.

Help manage budgets, control expenses, and support revenue growth.

Work closely with Property Manager to meet performance goals.

Oversee the day-to-day operations of the property, including leasing, maintenance, and tenant relations.

Ensure compliance with all applicable laws and regulations, including Fair Housing regulations.

Handle tenant inquiries and resolve any issues or complaints in a timely manner.

Market and advertise available units to attract potential tenants.

Screen and select qualified applicants for tenancy.

Prepare and execute lease agreements and renewals.

Collect rent payments and ensure timely payment from tenants.

Coordinate maintenance and repairs with vendors and contractors.

Conduct regular inspections of the property to ensure it is well-maintained.

Qualifications

Experience as an Assistant Property Manager in multi-family housing is required. Experience as a Property Manager is preferred but not required.

Strong understanding of property management best practices and financials.

Proficient in MS Office and property management software.

Excellent communication, customer service, and organizational skills.

Ability to multitask as needed (and travel between sites, if required).

Previous experience in property management or a related field is preferred.

Knowledge of property management principles and practices.

Familiarity with relevant laws, regulations, and Fair Housing guidelines.

Strong organizational and multitasking skills.

Excellent communication and interpersonal skills.

Proficient in Microsoft Office Suite and property management software.

Ability to effectively negotiate contracts and resolve conflicts.

Knowledge of facilities management and maintenance procedures is a plus.
