POSITION:

Maintenance Technician

REPORTS TO:

Maintenance Supervisor

HOURS:

Monday-Friday: 8:30AM – 5:00PM

Position Summary
We are on the lookout for a dedicated Maintenance Technician to become an integral part of our rapidly expanding company. As a Maintenance Technician, you'll play a pivotal role in ensuring the upkeep and functionality of a property in our growing portfolio across the Columbus area. Your primary focus will be on promptly and efficiently completing assigned work orders while fostering positive relationships with our valued residential tenants.

Maintenance

Handle a variety of daily maintenance tasks, encompassing plumbing, electrical, appliance repairs, HVAC, and door knob/lock replacements, among others.

Turning units in preparation of new residents in a timely manner and within established quality parameters. (No painting, carpet, tile or cleaning!)

Utilize diagnostic skills to identify and resolve problems, whether through repair or replacement of parts, ensuring optimal functionality.

Participate in rotating on-call schedules for evenings and weekends, ensuring rapid response to emergency situations such as heating issues, lockouts, plumbing emergencies, gas leaks, and electrical problems.

Efficiently manage, log, and track maintenance requests using designated work order systems.

Cultivate positive rapport with both vendors and tenants to facilitate smooth operations and tenant satisfaction.

Property Maintenance

Address any exterior and interior maintenance issues promptly and effectively to uphold the integrity of our properties.

Conduct and document fire extinguisher and exit lighting inspections on a monthly schedule.

Cleaning of the property grounds on a daily basis when necessary.

Checking & balancing pool chemicals on your property.

Qualifications

Flexibility and adaptability in managing shifting responsibilities

Strong verbal and written communication skills

Keen attention to detail

Previous Multi-Family Maintenance Experience

EPA Certification preferred, but not mandatory

Requirements

Possession of personal tools (specialty tools provided by Ardent)

Valid Driver’s License with acceptable driving record

Reliable Vehicle as you will be required to use your own vehicle on site

Availability to be placed on call for a rotating basis on evenings and weekends

Adherence to strict safety protocols in line with OSHA standards, with a commitment to addressing and improving any unsafe conditions promptly
