Construction Project Manager
The Construction Project Manager serves as an owner’s representative, overseeing multiple large‑scale, ground‑up commercial construction projects, with a strong preference for multifamily developments. This role focuses on delivering high‑quality projects on time and within budget while managing permitting processes and leading negotiations with general contractors and subcontractors. The position offers significant autonomy to shape standard operating procedures and contribute to the growth of internal self‑perform capabilities.

Responsibilities

Oversee multiple ground‑up commercial construction projects, with a focus on multifamily developments valued at $12 million and above.

Act as an owner’s representative, ensuring that project goals align with ownership objectives and long‑term investment strategies.

Manage all phases of construction projects, including planning, scheduling, execution, and closeout.

Ensure projects meet quality standards, budget targets, and schedule milestones.

Coordinate and manage permitting activities to ensure timely approvals and compliance with applicable regulations.

Lead negotiations with general contractors and subcontractors to secure favorable terms and maintain strong working relationships.

Review, process, and manage change orders, ensuring proper documentation, cost control, and impact assessment on schedule and budget.

Oversee project coordination activities among internal teams, contractors, and external stakeholders.

Implement and refine standard operating procedures for general contracting processes to improve efficiency and consistency.

Provide leadership and direction to construction teams as the organization expands its self‑perform capabilities.

Use construction management software to track progress, manage documents, and report on project status.

Monitor project risks and issues, proactively addressing challenges to keep projects on track.

Prepare and present project updates, reports, and recommendations to ownership and internal stakeholders.

Essential Skills

Proven experience in ground‑up commercial construction, preferably with multifamily projects valued at $12 million or more.

Demonstrated ability to lead and manage construction teams on complex, large‑scale projects.

Strong project management skills, including planning, scheduling, budgeting, and risk management.

Proficiency with construction management software such as Microsoft Project, Procore, and Bluebeam.

Experience with change order management, including evaluation, documentation, and negotiation.

Hands‑on experience in project coordination across multiple stakeholders and project phases.

Ability to negotiate effectively with general contractors and subcontractors.

Solid understanding of permitting processes and regulatory requirements for commercial construction.

Strong communication and interpersonal skills to collaborate with ownership, contractors, and internal teams.

Ability to work autonomously and make sound decisions that align with ownership objectives.

Additional Skills & Qualifications

Experience working on the ownership or owner’s representative side of construction projects is highly beneficial.

Experience in developing or implementing standard operating procedures for general contracting processes.

Experience contributing to or growing self‑perform construction capabilities within an organization.

Familiarity with long‑term investment‑driven construction strategies and portfolio‑based project oversight.

Strong analytical skills to assess project performance, financial implications, and value optimization opportunities.

Ability to build and maintain long‑standing professional relationships with contractors, partners, and stakeholders.

This role is based in a centrally located office near 90th and Dodge, providing convenient access to project sites and regional partners. Job Type & Location
This is a Contract position based out of Omaha, NE.

Pay and Benefits
The pay range for this position is $100,000.00 – $130,000.00 per hour.
