Overview
Lead financial modeling, valuation, and investment analysis for real estate development projects. Coordinate with Development, Global and Americas Finance, corporate Operations, Technical Services, Brand Management, Tax, and Legal to ensure all issues relevant to development projects are properly identified, analyzed, and documented in the Company’s capital papers. Manage a team of managers and analysts, review their work, provide on-the-job coaching/training and assist in the team’s recruiting and onboarding efforts. Projects may vary from single asset owned, managed, or franchised properties to portfolio opportunities.
Responsibilities
Financial Modeling/Investment Analysis – Supervise and coordinate financial modeling of complex transactions and “one-off” investment scenarios to include NPV, IRR, and earnings impact, by using proforma developed for Subject, proposed deal terms, and input as appropriate from Technical Services, Tax, and Financial Reporting teams. Review findings prepared by team members, determine financial viability of project, and develop proposed enhancements/modifications to deal terms to make each project meet the Company’s returns requirements. Revise modeling/analysis/proposal, as necessary, throughout negotiations of deal terms.
Capital Approval Papers – If the Company decides to pursue the project, review the preparation of the necessary approval papers for the Americas Capital Committee and the Executive Committee (approval papers have historically ranged from 5–50 pages depending upon the size of the Company’s investment, and include a description of the project, the dynamics of the competitive market, competitive properties, proposed positioning of the Subject, deal structure, S.W.O.T. analysis, and financial implications to the Company). Review the project as appropriate with Tax, Legal, Technical Services, Operations, Brands, Development, and Financial Reporting to ensure that the paper adequately addresses key issues in each respective area.
Proforma Income Statements – Manage the development of proforma income statements based on historical P&L statements for comparable assets from within the Company’s estate, or from outside consultants. Review performance of competitive assets and similarities/dissimilarities between competitive assets and the Subject. Utilize most comparable key performance metrics from P&L statements analyzed and occupancy/ADR projections developed during market feasibility analysis to develop proforma P&L for the Subject. Review findings prepared by the team, coordinate review sessions with business partners from Operations Development, and develop consensus on the Subject’s projected performance.
Market/Industry Research – Leverage network of industry contacts and remain up to date on industry publications/forecasts, competitor performance and fee structures, and general market/industry trends.
Ad Hoc Investment Analysis Projects – Lead ad hoc financial analysis conducted within other areas of the Finance Department which may include providing guidance on financial modeling and the Company’s analysis policies, or conducting financial analysis for non-hotel specific projects such as the Company’s franchise development plan.
What We Need From You
Demonstrated project management experience in organizing, planning and executing large-scale projects from conception through implementation.
Demonstrated effective verbal and written communication skills for the purpose of providing information to clients, vendors, senior management and staff.
Demonstrated knowledge of financial principles and modeling processes.
Must be fluent with investment analysis techniques including NPV, IRR, and DCF.
Proficiency with computer modeling in Microsoft Excel required.
Demonstrated knowledge of current business, economic and industry trends surrounding capital investment in the hotel industry. Demonstrated analytical and commercial judgment skills.
Demonstrated knowledge of financial principles and knowledge of Federal, State and local laws and regulations related to company investments and the financial aspects of acquiring capital assets.
Demonstrated financial and business analysis skills, and demonstrated ability to analyze operating, forecast, and budget information.
Travel - 10% limited
Location - Our hybrid work structure is an expectation of three (3) days a week in office. This expectation may be adjusted to evolve with the changing needs of the business.
The salary range for this role is $106,000 to $130,000. This role is also eligible for bonus pay.
