JOB DESCRIPTION
Maintenance Technician

REPORTS TO
Maintenance Supervisor and/or Property Manager

SUMMARY
Maintenance Technicians will fulfill contractual obligations with the Community Association. Maintenance Technicians will complete assigned work orders in a reasonable timeframe while reporting to the onsite Maintenance Supervisor. Maintenance Technicians will conduct their work in a manner that is consistent with the Association and Seacrest Southwest's values and mission.

ESSENTIAL FUNCTIONS

Inspect common area and perimeter daily. Pick up and dispose of trash and debris.

Perform minor handy-man services around the property. Minor is defined as repairs performed by on-site personnel, without the need for a specific license or a building permit.

Pressure clean or hose common areas as needed.

Assist with event setup, cleaning and storing all association equipment properly.

Assist with janitorial duties within the clubhouse and common areas.

Perform visual light checks of buildings and replace bulbs or sensors as needed.

Keep an inventory of light supplies.

Perform necessary cleaning of common area light fixtures as needed.

Reprogram light timers as needed.

Establishes and maintains excellent working relationships with the Maintenance Supervisor, Property Manager and staff.

Maintains compliance with all safety policies and procedures.

Inspect and report drainage issues to Maintenance Supervisor.

Report cracks in walls, ceiling, walkways, etc. to Maintenance Supervisor.

Small paint projects and touch painting of common areas as needed.

Regularly checks AC drip pans for draining and clogs.

Other duties may be assigned.

MINIMAL QUALIFICATIONS

The ideal candidate will have 2+ years of related maintenance experience (Condo or HOA preferred).

General knowledge of plumbing, carpentry, electrical, landscape, HVAC, and other trades.

Experience in a variety of community/building repairs.

Must have good English communication skills, spoken and written. Multiple language fluency is helpful but not required.

A clean driving record and a valid U.S. Driver’s license.

PHYSICAL DEMANDS

Ability to climb stairs and ladders.

Ability to work in high places.

Ability to move oneself and various items of equipment and materials to locations inside and outside buildings.

Ability to exert up to 40 lbs. of force occasionally, and/or up to 10 lbs. of force constantly.

Ability to lift objects weighing no more than 30 lbs.

Ability to work in hot and cold environments, inside or outside buildings.

Ability to perform the physical nature of the tasks listed above.

WORK ENVIRONMENT / CONDITIONS

90% of the time exposed to outside weather conditions.

10% of the time is working indoors.
