Job Summary
Manages the day‑to‑day operations of an assigned property, leading the team, managing resources to achieve budgeted financial and operational goals, and ensuring compliance with Company policies and applicable housing laws.
Key Responsibilities
Provides input into the development of budgets for the property by analyzing financial statements, reviewing marketing information, and evaluating operational reports.
Meets targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making bank deposits, and preparing and reviewing monthly financial status reports.
Approves invoices from vendors, contractors, and service providers, ensuring validity of certificates of insurance and proper coding of charges.
Controls expenditures, staying within budget constraints and managing the petty cash fund.
Oversees lease enforcement processes, including approving applications, handling discounts and renewals, conducting inspections, and imposing late fees as allowable.
Analyzes market and economic trends to develop short‑ and long‑range marketing and leasing strategies that meet occupancy and revenue goals.
Promotes resident satisfaction and retention by responding to complaints and ensuring timely resolution of service requests.
Conducts regular property inspections to ensure grounds, buildings, and amenities meet safety, cleanliness, and appearance standards.
Supervises property staff by interviewing, hiring, orienting, training, and managing performance.
Assists in managing the client/owner relationship by meeting owners, conducting tours, providing updates, and responding to owner requests.
Compensation
Base salary is complemented by potential participation in bonus programs for corporate and onsite property positions.
